Raintree is a master-planned community where polished properties back up to golf courses. This South Charlotte suburb, also called The Village of Raintree, features a diverse housing stock of well-maintained homes surrounded by bustling shopping centers and highly rated public and private schools. Residents enjoy an amenity-rich country club and a family-friendly atmosphere. Highway access adds appeal for commuters, though the drive to Uptown can take well over 30 minutes.

Mix of remodeled single-family homes and condos from the 1970s onward

Raintree’s subdivisions with wide streets and mature trees curve around zigzagging fairways. “There are all these little communities within the [Village of Raintree] associations. My clients know all their neighbors within their smaller community, and I think that’s why they built it that way,” says Linda Granzow, a Realtor with 1st Choice Properties. Developed between the 1970s and the 2010s, the neighborhood features a diverse array of single-family homes and condos. Architectural styles range from ranch-style homes and contemporary designs to Colonial Revivals and brick millennium mansions. “With it being an older neighborhood, a lot of the lots are larger, . Some homes may be on half an acre, some may be on three-quarters of an acre,” says Zanthia Hastings, a Realtor with Real Broker, LLC. “People have done a good job remodeling most of the homes in there.”

What buyers can expect to pay for a home in Raintree

The neighborhood's median sale price is around $670,000, which is significantly above Charlotte ’s median, but in line with that of neighboring Wessex Square. Other adjacent neighborhoods, including Providence, Olde Providence South, Oxford Hunt and Hembstead have much higher medians. “The range in price goes from entry-level to golf-course homes that climb up to a million dollars or more,” Hastings says. Prices start in the mid-$400,000s and top out at around $1.3 million, with a few especially large mansions exceeding $2 million. Townhouses typically cost between the lower $200,000s and the lower $700,000s, aside from those in the Keswick community, which start in the mid-$700,000s and can reach nearly $1 million. Condos rarely hit the market. One 1,100-square-foot unit sold for about $270,000 in 2025.

Families have access to highly rated public and private schools

“We’ve got some really strong schools, public and private. South Charlotte has Charlotte Latin School, and there’s a huge system of Catholic schools as well,” says Granzow. Highly rated schools near Raintree include:

  • McAlpine Elementary School, which features a drama club program
  • South Charlotte Middle School, which serves sixth through eighth-grade students
  • United Faith Christian Academy, which offers preschool through 12th grade
  • British International School of Charlotte, which features an IB diploma program
Charlotte-Mecklenburg Schools allows students to apply to a magnet or specialty school of their choice through an annual application lottery.

Why golfers and tennis enthusiasts join the Raintree Country Club

Many residents are members of the HOA-owned Raintree Country Club, as some homes qualify for waived initiation fees. The facility in the heart of the neighborhood features two 18-hole golf courses, a tennis complex with clay and hard courts, an outdoor pool, a fitness center, and a clubhouse. Members can compete in swim and tennis leagues, participate in clinics and group exercise classes, or take private lessons. There are also summer camps for kids and other social events put on by the club. Other neighborhood amenities include a community athletic field, a fitness park, catch-and-release fishing ponds and a playground. There is also a trailhead and parking lot for the Four Mile Creek Greenway along Bevington Place.

Uptown commutes can be long, but Interstate 485 is nearby

Sidewalks make it easy to get around the neighborhood on foot, and some streets are bike-friendly. However, you’ll want a car for daily life. “The only drawback to the area is having to make the commute to Uptown. But we’re fortunate so far; they’ve been trying to keep up the highway infrastructure because Charlotte is growing every day,” says Granzow. Interstate 485 is close by, and Providence Road provides an interstate-free route for the roughly 13-mile commute to Uptown, which can take as little as 25 minutes without traffic, but as much as an hour at peak times. Additionally, you can catch a CATS bus at The Arboretum.

Beautiful homes with lots of unique character! Many are starting to be renovated by young families. Great schools and very quiet. Traffic can be a little challenging but no different than most nice parts of Charlotte. Lots of deer!
