Raintree
Suburban Neighborhood in Charlotte, North Carolina
Mecklenburg County 28277

A wide variety of thoughtfully designed communities
Raintree’s subdivisions curve around zigzagging fairways that are scattered throughout the community. Wide streets brush past peaceful ponds, lined with sidewalks for evening strolls under the shade of towering old oaks. Housing styles and prices vary from one distinct subdivision to the next, though no two houses are exactly alike. “There are all these little communities within the master association. My clients know all their neighbors within their smaller community, and I think that’s why they built it that way,” says Granzow. From single-story shed-style homes to brick millennium mansions to tidy townhouses, each neighborhood has a character all its own. Although luxury properties with more than 4,000 square feet can list from $1 million to $2 million, single-family homes start in the $400,000 range and climb steadily in list price from there. Townhouses also start around $200,000 for two bedrooms and can sell for $700,000 for a rare four-bedroom. Inventory is lower than demand here, and homes typically sell after two to three weeks on the market.High-scoring private and public schools
“We’ve got some really strong schools, public and private. South Charlotte has Charlotte Latin School, and there’s a huge system of Catholic schools as well,” says Granzow. In the Charlotte-Mecklenburg district, Olde Providence Elementary and South Charlotte Middle both score an A-minus from Niche. Providence High earns an A and provides students with a wide range of classes, including AP courses and career technical education pathways that range from agriculture to graphic design. The high school also boasts a competitive athletic program across a range of sports. Most recently, the Providence Panthers’ varsity baseball team took home the gold to become the 4A state champs in 2022.Golfers and tennis enthusiasts practice at Raintree Country Club
Many residents are members of Raintree Country Club, as some homes qualify for waived initiation fees to join the HOA-owned facility. The private club’s two 18-hole golf courses are sprawled across the neighborhood and buffered by trees, offering a sense of seclusion even where houses overlook the greens. More than just a golfer’s paradise, the club hosts kids’ camps and regular member events. In the summertime, families head to the clubhouse for a dip in the pool or a match on the tennis courts.Dining and shopping cluster in the Arboretum
The Arboretum is residents’ primary dining and retail destination, lodging a selection of big-box stores and homegrown businesses. With a Walmart, Harris Teeter, Michael’s and Petco, this shopping center is a one-stop shop for weekly errands. There are even some small, local retailers, such as Hush Consignment Boutique, where shopaholics will find designer brands at secondhand prices. Likewise, among all the fast-food chains, there’s a diverse selection of locally owned restaurants. Link & Pin’s chic, classy atmosphere with an elegant dress code is perfect for a date night over wine and Pittsburgh-style steaks. Folks head to Vicious Biscuit for breakfast, where there’s a jam bar full of creative flavors to spice up its fluffy biscuits with flavors like cheese and bacon jam. There’s a full range of international flavors packed into the shopping center, from Indonesian to Italian to Asian Fusion and Thai.Suburbanites commute 12 miles into the city
Residents need a car to get around in this suburban neighborhood. Commuters ride 12 miles into bustling Uptown, a straight shot up Providence Road, a non-highway connector. “The only drawback to the area is having to make the commute to Uptown. But we’re fortunate so far; they’ve been trying to keep up the highway infrastructure because Charlotte is growing every day,” says Granzow. Raintree is also just north of an I-485 entrance, facilitating easy trips around the region.Community amenities for families and four-legged friends
William R. Davie Park is best known for its sprawling dog-friendly space where locals bring their furry friends for a leash-free afternoon outdoors. The multipurpose field hosts game days for young athletes, and the playground is a good place to bring the kids to blow off steam at the end of the school day. The neighborhood also maintains a fitness park, a basketball court and a sand volleyball court for active residents. Four ponds scattered throughout the community provide a peaceful place to relax or do some catch-and-release fishing.
