Ranch-style homes, Cape Cods and Minimal Traditional houses sit side-by-side along Revolution Park’s tree-lined streets. “It’s a 1940s-built community of 1,000 square-foot homes, mostly bungalows. It’s a small community,” says Andrew Greenberg, a Realtor with eXp Realty. Many of these sturdy post-World War II-era structures could use some attention but have investment potential; about two-thirds of Revolution Park residents are renters. Homebuyers can get into this area for less than $300,000, a sought-after price point in suburbs so close to city activity. However, a growing number of renovated and newly built homes sell for well above the neighborhood average, pushing list prices above the $500,000 mark — and sometimes higher than $800,000. "Inventory is extremely low, and when properties are priced well, they sell very quickly," says Mark Weinburg, Realtor at Carolina Sky Real Estate Group.Close to hip dining and shopping
Charlotte’s vibrant South End is recognized citywide as a destination for shopping and dining, and it’s just a stone’s throw away for Revolution Park residents. “South End was formerly a warehouse and industrial district that, in the past 10 or so years, has developed into a social district,” explains Greenberg. About a mile and a half down Remount Road is the Charlotte Rail Trail, an urban trail along the light rail that runs directly past hip breweries and Atherton Mill, a textile mill turned high-end shopping center. From there, there’s a diverse world of restaurants and entertainment to explore. Locals recommend taking a stroll past all the pubs and patios to discover Sycamore Brewing’s bustling beer garden, O-Ku’s finely plated sushi or Barcelona Wine Bar’s custom charcuterie board pairings. There’s also a Publix and a Lowe’s right along South Boulevard for convenient errand runs.A greenway connects residents to parks
The area’s namesake park, Revolution Park, cradles the residential streets along the eastern end of the neighborhood. Irwin Creek Greenway spans the neighborhood’s southern border, providing a forested walking route directly to the park. The park touts a refurbished turf football field funded by the NFL's Carolina Panthers. It's also where the Police Activities League’s youth football team plays; Charlotte’s PAL programs present a cheaper alternative than many other youth leagues. Some parents choose to send their kids to the sports camps at Revolution Park Sports Academy. This updated indoor facility also boasts a gym and boxing area, along with a golf pro shop where players can purchase equipment before hitting the fairways on the Dr. Charles L. Sifford Golf Course, a public, nine-hole layout.Students can get ahead with Harding University High’s IB program
Most homes are a quick drive from Charlotte-Mecklenburg public schools. Elementary school students get a head start at Charles H. Parker Academic Center, which scores a B-plus from Niche. Sedgefield Middle earns a B-minus, while Harding University High receives a C grade. Alongside the International Baccalaureate program, the high school also has a magnet academy for law, social justice and forensic pathology. Students who want to learn hands-on skills can pursue career and technical education at Harding University High’s institutes for 3D design, automotive technology and construction technology.Changes coming to the West Boulevard corridor
West Boulevard runs along the northern edge of the neighborhood. This major artery has long been considered an underinvested area, but the intersection at Remount Road has recently been eyed for redevelopment by the city. Potential infrastructure upgrades range from better pedestrian lighting to murals and public art, while other initiatives aim to grow small businesses and curb crime. Revolution Park currently holds a CAP Index crime score of 6 out of 10, higher than the national average of 4. The area scores higher for violent crime, with a 9 out of 10 for homicide. The city-sponsored Alternatives to Violence program has been working to stem crime at the source by supporting at-risk youth — a strategy that provided tangible results within its first year of operation, according to a study by the University of North Carolina at Charlotte.Less than 3 miles to Uptown
Uptown Charlotte is roughly 3 miles from home in Revolution Park, with easy access to Interstate 77 and the I-277 interchange. Car-free commuters can head 2 miles south to the Scaleybark park-and-ride light rail stop to hop on the LYNX Blue Line, bypassing the highway traffic. Others opt to catch the Charlotte Area Transit System buses that stop along the neighborhood’s main thoroughfares, and Remount Road has bike lanes for those who prefer to pedal. With Charlotte Douglas International Airport also roughly 5 miles west, this neighborhood is well-positioned for growth.
