A historic neighborhood looking to the future
Midcentury bungalows and ranch-style homes twine together with custom builds and modern dwellings, illustrating how the neighborhood of Smallwood has changed over the years. This post-WWII suburb was once forcibly segregated, but today it's considered one of Charlotte's most demographically diverse communities, with robust neighborhood organizations working to create a thriving community while acknowledging its history. "It's had a lot of community pride for a long time," says Edwin Wilson Jr., a Charlotte native and long-time broker and Realtor at 5 Points Realty. Annual community events hosted by the joint Biddleville-Smallwood Community Organization, the celebration of local businesses and the thoughtful care of the neighborhood's park are just a few examples of that pride.

Ongoing development has lead to dozens of modern builds
Smallwood has various home styles, sizes and price points, including historic Craftsman bungalows with gabled roofs and decorative rafters, renovated midcentury ranches and Cape Cods and modern new builds with spacious floor plans. While much of the housing stock was built in the mid-1900s, recent development has resulted in dozens of newly constructed homes. "It had kind of seen its resurgence in the late 2000s-ought, and then a bigger boom in the 2010s," says Wilson, who's been selling in Charlotte since 2006. Older single-family homes range from the high 200,000s to the upper 400,000s, while newer builds start around $500,000 and can sell for more than $1 million. Townhomes have a strong presence here, ranging from $400,000 to almost $800,000.

Rozelles Ferry Road is the spine of Smallwood and a central corridor that funnels directly into Uptown, about 2 miles away. Public Charlotte Area Transit System buses also stop along the central vein, making it easy for residents to commute into the city center. Another popular mode of transportation in Charlotte is the light rail system. While there isn't a station in Smallwood, there is one on the Johnson C. Smith University Campus that services the Gold Line, which leads directly into Charlotte's Center City and as far as the popular Plaza Midwood region. Commuters can easily access the Interstate 277 and 77 belt loop, making it easy to travel through the U.S. To travel internationally, residents can head about 8 miles west on U.S. Interstate Highway 85 to Charlotte Douglas International Airport.
