During the 1950s, the Ridge Street neighborhood had a predominately African-American community. Some of the oldest homes have been divided into apartments so multiple tenants can live in a piece of history. Places like the Daughters of Zion Cemetery remind the current community of those who made the neighborhood what it is. Today, Ridge Street continues to grow with new homes being built and new homeowners renovating older properties. Single-family homes from $250,000
Homes built in the 1920s to the 2020s fill Ridge Street. Three-bedroom bungalows with wide front porches sell for $250,000 to $375,000. There are also townhouses that range from $350,000 to $600,000. Most homes have ranch or Craftsman designs, uncovered parking and moderate yard space, all for $545,000 to $975,000. “Whether you’re a primary homebuyer or strictly looking for an investment property, there’s a huge investment opportunity for both,” Reeves says. “The area has seen steady property value increases year after year, making it a sound opportunity for first or second homes and real estate investors wanting to expand their portfolios. That can be done by renovating older homes. The area is mostly built out, but some lots do come up for new construction.” Homes here take roughly a month to sell, but some sell within a week of hitting the market.

Walking, biking and driving downtown
Reeves says, “The neighborhood is extremely accessible to the Downtown Mall, Main Street and UVA by biking, walking and driving.” Narrow sidewalks line most of the streets, and the sidewalks bordering Ridge Street lead to downtown Charlottesville, making it easy to walk or bike less than a mile to the city center. Those who work, teach or learn at the University of Virginia can drive one mile to campus. CAT buses have stops along Ridge Street for commuters who prefer public transit.

Shopping and dining near Ridge Street
Ridge Street has shopping destinations to the north and south. The Ix Art Park brings culture and creativity to the greater Charlottesville area, but Ridge Street residents live so close to the action they can walk less than a mile north to see the art installations, visit the farmers market every Saturday or order a flight of locally made sake at North American Sake Brewery & Restaurant. “The sake bar is a unique place. That’s what makes the greater Charlottesville area so special, because we have some of the most restaurants per capita.” The Downtown Mall has restored historic buildings that hold restaurants and shops. The 5th Street Station shopping center south of the neighborhood features a Wegmans grocery store, Chimm Thai restaurant and Alamo Drafthouse Cinema. Across the street, the Willoughby Square Shopping Center has a Food Lion and Family Dollar.

Walking to Charlottesville events
Living within walking distance of downtown Charlottesville means residents don’t have to worry about finding parking during the nearly endless list of annual events. The Soul of C’ville Festivals celebrates Black excellence every August at Ix Art Park with fashion shows, live music and food from Black-owned restaurants. Ridge Street residents and celebrities from around the globe attend the Virginia Film Festival in October. Downtown has plenty to do outside of annual events, like catching a headlining act at the Ting Pavilion concert venue or simply appreciating the historic architecture around Downtown Mall. Tall trees standing on a hill hide the Charlottesville Church of Christ, which has served the community since 1965. The newer Portico Church can be found near Ix Art Park.

Charlottesville schools with high ratings
Jackson-Via Elementary School is close to the neighborhood and earns a B-minus for its kindergarten through fourth-grade classes. Students attend Walker Upper Elementary, which gets a C-plus, for fifth to sixth grade. Buford Middle School also receives a B-minus and feeds into the A-rated Charlottesville High School. Private schools also serve the area, including Renaissance School for ninth through 12th graders and the Charlottesville Catholic School for kindergarteners through eighth graders. Both have A-plus ratings.

Dog park and playgrounds at Azalea Park
When locals want some quiet time outdoors, they visit Azalea Park. Pets can run off-leash in the fenced-in dog park while kids climb the playground equipment nearby. Moores Creek divides the park from the community garden, where plant enthusiasts can rent a plot. Hikers follow along the section of The Rivanna Trail that runs next to Moores Creek. Forest Hills Park across from Buford Middle fills every summer with visitors cooling off in the outdoor pool and splash pads. Throughout the rest of the year, people play on the basketball courts or stroll along the shaded walking path that runs from Forest Hills Avenue to Rockcreek Road.
