Close to downtown Charlottesville in Rivanna
Rivanna sits about 4 miles east of Pantops, which is perhaps the most prominent suburb in east Charlottesville. These two share a basic bottom line: they're full of newer housing, close to Interstate 64 and Richmond Road, which are familiar passages when it’s time to work or play. “Developers have expanded east because there’s not a lot of room to build in the city’s core,” says Patricia Irby, a real estate agent with Keller Williams Alliance. “These areas are attractive to people because they accommodate different lifestyles." Richmond Road – also known locally as Route 250 – ensures the hum of life is never too far away. “Richmond Road is busy, but not congested in this area,” says Benjamin Reeves, CEO of The Titan Team with Keller Williams. “It puts Rivanna close to just about anything you’d want to do, like the major cultural venues around downtown Charlottesville.” But what really sets Rivanna apart is that it’s primarily residential. So, for those who want more peace and quiet, it may be a worthy consideration.

Craftsman homes from $600,000
“Rivanna does offer some more affordable housing options, which makes it attractive to a wider range of buyers,” says Reeves. “It’s a beautiful blend of detached and attached homes, all in various Craftsman styles. They may be brand new, or a second homeowner opportunity. And this neighborhood is still continuing to develop, which means if you get in early enough, your property value continues to increase.” Four-bedroom townhouses with two-car garages can sell in the $400,000 to $500,000 range. Their facades are mixed material, with siding, stone and wood shingle giving the townhouses an eclectic look. Four-bedroom single-owner homes, on the other hand, will be in the $600,000 to $700,000 range. These properties can be more than 3,000 square feet and the landscape will tend to be small ornamental plantings, with tall mature trees framing the home. On the edges of the neighborhood, along Richmond Road, it’s also possible to find ranch-style and split-level homes from the 1970s, ranging from $300,000 to $400,000.

Lots of AP choices at Monticello High
Highly ranked schools are also part of Rivanna’s appeal. Stone Robinson Elementary receives an A-minus from Niche and has a 13-to-1 student-teacher ratio. Burley Middle is another A-minus institution. Monticello High receives a B-plus and offers nearly two dozen Advanced Placement courses, from World History to Chemistry. The school is also known for decorated teachers, including a theater teacher who won a Tony Award.

Commuting on I-64, U.S. Route 250
Interstate 64 and Route 250 are clearly standout features of Rivanna: Drivers can use these for destinations near and far. “You’re 10 minutes-ish from most shopping, and you can make a convenient stop for errands on your way home from work,” says Reeves. “But within the neighborhood itself, there’s a blend of sidewalks and trails.” There are no buses serving this area, so despite these walkable residential stretches, Rivanna is a largely car-dependent neighborhood.

Shopping and dining in nearby Pantops
The nearest concentration of retail will be along Route 250, about 4 miles west in Pantops. Shopping centers are a common sight, especially when anchored by a supermarket. Giant Food, for example, is surrounded by a Starbucks, Chipotle and Jimmy John’s. But there are smaller eateries as well that aren’t national brands. Food Lion in the Pantops Shopping Center is next to Mi Casita, a Salvadoran restaurant. Plus, in between these two shopping centers is Guadalajara, a restaurant founded in Charlottesville that is touted for its Mexican food. Grit Coffee is another locally owned franchise with a branch in Pantops.

Hiking at Darden Towe Park
There are no parks within Rivanna, but a few options are within short driving distance. Roughly 6 miles to the west is Darden Towe Park, one of the most popular parks in Charlottesville. Soccer fields and pickleball courts tend to fill up, especially on weekends. It’s also a good park to walk around in, with a lot of the native pollinator plants left intact. Hikers can pick up a trail that takes them south to Riverview Park, which tracks along the Rivanna River. Once there, visitors can rent a kayak or innertube from the Rivanna River Company, stationed next to the trailhead.
The pickleball courts tend to fill up quickly at Darden Towe Park.
Within Rivanna, there’s a blend of sidewalks and trails for families to stroll.
