West Charlottesville has spacious properties and scenic surroundings

Located in the foothills of the Blue Ridge Mountains, West Charlottesville is a scenic rural area offering spacious estate homes, highly rated schools and proximity to both Charlottesville and the small town of Crozet. “Because the homes are so limited within the city limits, a big part of the homebuyers are focusing on the outskirts. West of town is incredibly popular,” says Matthias John, a Realtor with Wiley Real Estate and a Charlottesville resident. “You have mountain views in each direction.” U.S. Route 250 and nearby Interstate 64 make it easy to get around the area, and the peaceful atmosphere, rolling hills and horse pastures make West Charlottesville a desirable retreat.

Country homes with colonial and neoclassical architecture

The area has a country feel, and the homes here are typically set back from narrow roads or are in small neighborhoods surrounding a private road that ends in a cul-de-sac. The split-level and colonial-inspired homes here typically sit on over an acre, and many have mountain views. Thomas Jefferson’s neoclassical architectural influence — seen throughout Charlottesville — can be found in here as well. “A lot of the old mansions and farmhouses in the area are designed in the same style,” John says. “They’re not gated communities, just neighborhoods that are quaint, private and secluded, and they’re incredibly popular because it’s a 20-minute driving distance to Charlottesville.” Prices range widely, with homes on less than 3 acres typically costing between $490,000 and $890,000 and those on larger parcels costing between $950,000 to $1.7 million. Named and custom estate homes on several acres range from $2 million to $10 million. Townhouses and condos are closer to the city. Those built between the 1960s and ‘80s range from $140,000 to $370,000, while newer units cost between $840,000 and $1.8 million. There are several creeks and rivers in the area that increase flood risk for nearby properties.

Albemarle County’s highly rated schools

Kids can attend Albemarle County Public Schools, a district that earns an overall A rating from Niche. They might start at the A-minus-rated Ivy Elementary and then go to the A-rated Joseph T. Henley Middle. The A-rated Western Albemarle High is known for its championship-winning sports teams. The diving and swimming teams have won several state championships, most recently in 2025, and have produced Olympic swimmers. The A-rated Regents School of Charlottesville is a nearby private school that teaches kindergarten through 12th grade. The University of Virginia, ranked by Forbes in 2025 as the best college in Virginia, is around 5 miles away.

Convenient access to Crozet and Charlottesville

Route 250 is the community’s main thoroughfare. “You’re pretty much located in the middle between Crozet and Charlottesville, so you have access to both,” John says. From the middle of the community, Crozet is around 8 miles away, and downtown Charlottesville is a 9-mile drive. Interstate 64 is to the south, leading to cities like Staunton and Richmond. Houses of worship here include Olivet Presbyterian Church and Oak Union Baptist Church. UVA Health University Medical Center is around 7 miles away, and Charlottesville-Albemarle Airport, which has domestic flights, is a 13-mile trip.

Golf and tennis clubs offer plenty of things to do

There a plenty of ways to get outside in West Charlottesville. The invitation-only Farmington Country Club features a 28-hole golf course and a clubhouse partially designed by Thomas Jefferson. The Greencroft Club is known for its racquet sports, including tennis, pickleball and padel. Boar’s Head Resort is also known for its tennis and was ranked by Tennis Magazine as the best tennis destination in the Mid-Atlantic. The resort offers memberships that also grant access to the 18-hole Birdwood Golf Course and the aquatics center. The over 200-acre Beaver Creek Park offers fishing and boating on a lake with mountain views, and hikers can explore the Blue Ridge Mountains at Shenandoah National Park, located around 18 miles away.

The Foxfield Races celebrate the area's equestrian history

The Foxfield Races have brought crowds to West Charlottesville since 1977 to watch steeplechase races. The annual spring race is particularly popular among UVA students, while the annual fall race is more family-friendly, with pony rides, animal parades and face painting. “Over the last few years, we’ve had amazing events in between those two races,” John says. One of these is JackFest, a fundraiser for the Ronald McDonald House that features a petting zoo, bounce houses and cross-country races.

Local restaurants range from classic pizza to fine dining

Both Crozet and Charlottesville offer restaurants and grocery stores nearby. In Crozet, the family-owned Crozet Pizza has served made-from-scratch pizza since 1977, and Crozet Market is a locally owned grocery store. Duner’s, located in the nearby Ivy community, has been the area’s go-to for fine dining since 1983. In Charlottesville, The Market at Bellair is an unassuming gas station that serves made-to-order gourmet sandwiches named after local neighborhoods. The Barracks Road Shopping Center is home to grocery stores like Harris Teeter and Kroger, and it also has national retailers like Madewell and Barnes & Noble.
