Neighboring the historic St. Elmo neighborhood with a clear view of beautiful Lookout Mountain, Piney Woods is a well-positioned suburb gracing the Georgia state line. It’s 4 miles south of downtown Chattanooga – about a 10-minute drive – providing homeowners quick access to all the amenities of city central. Piney Woods is also one of the fastest-growing communities on the city’s South Side, and with smaller homes and quiet streets, it’s an increasingly popular option for first-time homebuyers and people looking for a little space from the bustle of downtown. “It's going through a transformation – it sits close to one of the hottest sides of town,” says Theidra Dillard, Realtor at Real Broker and 15-year Chattanooga seller. “I’ve watched this area for many years. The change is being welcomed.” The Cap Index crime score for Piney Woods is 10, which is significantly higher than the national average and surrounding neighborhoods.
Ranch styles and bungalows of all ages
Piney Hill’s mountainside location gives the illusion that it’s more rural than it actually is - homes line hilly backroads and sit on spacious yards in the shade of lofty oaks and maples. But in reality, homeowners here are minutes from main thoroughfares and industrial areas. Ranch styles – both ground-level and raised– and pillared bungalows dominate the community’s architectural theme. “It’s an older community. A lot of homeowners there have been there for 20 or 30 years,” Dillard says. Many Piney Woods properties were built in the early to mid-20th century, offering long-lasting appeal to those who prefer rustic style, while others are brand-new construction designed in keeping with the neighborhood’s cozy character. Price points range from $60,000 for a fixer-upper to $200,000 for a small new build. Most listings sell for around $150,000, which is significantly lower than in adjacent neighborhoods. “With the new construction and everything else that’s going on around there, it's adding to property value. These people are seeing a return on their investment,” Dillard says.
Hiking Lookout Mountain
Locals can head to St. Elmo to ride the Lookout Mountain Incline Railway, which takes thousands of visitors up and down the mountain each year. Hiking options are abundant along the mountain foothills, so a journey through the woods to catch sight of waterfalls and wildlife can be a daily activity. Piney Woods also has smaller green spaces, like Milliken Park, where kids can run around the playground and practice at the baseball diamond. The nearby South Chattanooga Recreation Center is a great way to meet the neighbors and get involved with some programs and events, like community garden meetups. It’s important to be mindful of the weather forecast when planning outdoor activities during the summer, as heat waves aren’t uncommon here, where temps can quickly tick well over 100 degrees. A 2022 Climate Central report ranked the city at number six fastest-warming cities in the US.
LVMHS awarded for academic growth
Public schools around Piney Woods fall under the Hamilton County School District, which carries an overall B rating on Niche. Kids can start at the C-rated Calvin Donaldson Elementary School and continue to the B-minus-rated Lookout Valley Middle and High – referred to as LVMHS since the schools are combined. LVMHS received the top rating within Hamilton County for the most academic growth since 2013, and they are constantly searching for ways to improve curricula.
Small businesses near St. Elmo
Though the residential sections of Piney Woods are relatively small, broken up by sprawling industrial spaces, shopping and dining destinations are within reach. Food City is the closest stop for groceries, sitting alongside a pharmacy, gas stations and banks. Locals enthusiastically celebrate the small businesses nearby, including the famed Mr. T’s Pizza and The Tap House & Empyreal Brewing Co. next door. When evening rolls around, The Woodshop Listening Room is the place to be for live music. Downtown Chattanooga is minutes away for more culture and nightlife. During their free time, many locals head to the many walkable houses of worship, including Greater St. Mary Baptist Church, St. Jude Cumberland Presbyterian and Piney Woods Baptist Church.
Easy 4-mile ride to Downtown Chattanooga
Piney Woods commuters can choose from different routes for the 4-mile ride into Downtown Chattanooga, home to CHI Memorial Hospital, Parkridge Medical Center and several prominent employers. Most homeowners are drivers, but Chattanooga Area Regional Transportation Authority (CARTA) buses make frequent stops along Central Avenue for those who use public transit. The Chattanooga Metropolitan Airport is also less than 15 miles away for long-distance trips. “It's also a big target area for the city when it comes to a new high-speed rail system that will extend into Atlanta and Nashville,” Dillard says.
