Quiet community on former cherry orchards in the East Bay
Cherryland is a small suburban community with an agricultural past just about 4 miles from the San Francisco Bay. Despite growing to nearly 16,000 residents in the 2020 U.S. Census, this area hangs onto its roots through historic sites, century-old homes and a close-knit community. “It used to be cherry orchards, so a lot of the homes were built in the early part of the last century. They’re very well maintained. People take good care of their neighborhood,” says Anna May, a broker associate with Golden Gate Sotheby’s International Realty who has sold homes in the area. “The fact that people stay in their homes so long says a lot about our community. People feel safe here.” Cherryland is surrounded by other East Bay localities like the City of Hayward and the communities of Castro Valley, Ashland and San Lorenzo. Plus, easy access to multiple highways and two nearby BART stations offer convenient commutes throughout the Bay Area and Silicon Valley.
Cherrywood is a well-established community that was completed around 2004.

A century's worth of homes in Cherryland
Cherryland is made up of suburban single-family homes spanning from the early 1900s to the 2010s. Styles include Craftsmans, cottages, Mediterranean and ranch-style homes. Most streets throughout the community have sidewalks and trees scattered along the front yards. The median housing price is around $690,000, down 8% over the past year. That price is significantly lower than in nearby Hayward and San Lorenzo and slightly lower than in Ashland. Homes typically sell in 47 days, similar to the national average of 45 days. However, May says there is a lot of demand in Cherryland, and homes can sell quickly if they’re priced right.

Recreation and education at Cherryland parks
Two parks within Cherryland offer room for recreation. Meek Park sits on the former estate of William Meek, who owned the cherry orchards. The Meek Mansion is a historical home at the center of the park, which also has gardens, walking trails and a playground. The Cherryland Community Center is nearby and has a library and a variety of classes and activities. Cherryland Park is on the community’s south end and features a playground, a basketball court, picnic tables and a skate park.
Oyster Bay Regional Shoreline offers some great evening walk pathways for Cherrywood locals.

Convenient commutes around the Bay Area
Cherryland has multiple highways nearby that offer access to all of the Bay Area, including Interstates 238, 580 and 880. The San Mateo Bridge, just south of the community, provides a route across the Bay to the San Francisco Peninsula. The closest Bay Area Rapid Transit stations are Bay Fair and Hayward, each with service from multiple lines providing access to San Jose, Oakland and San Francisco. There are also several AC Transit bus lines serving the community. Oakland International Airport is about 8 miles away via I-880. The closest hospital is Eden Medical Center, just 2 miles away in Castro Valley.
Locally owned and chain businesses around Cherryland
May says most Cherryland residents head to downtown Hayward for locally owned shops and restaurants. There are also locally owned Mexican and Korean restaurants along Mission Boulevard in the North Hayward neighborhood. The nearby Southland Mall is home to chain stores like JCPenney, Macy’s and Ross. Other shopping centers are located near the intersection of I-238 and I-880, including stores like Walmart, Safeway and Foodmaxx. Locals also have easy access to a Costco on Hathaway Avenue.

Two East Bay school districts in the community
The Hayward Unified School District and the San Lorenzo Unified School District each serve parts of Cherryland. Hayward receives a B-minus rating from Niche and has nearly 18,000 students. The district offers specialized programs, including dual language immersion and award-winning music groups. San Lorenzo also gets a B-minus and has approximately 8,500 students. This district was founded in 1859 and is one of the oldest in the state. Students can take early college courses to earn college credit tuition-free.
Halkin Elementary (was Woodraw Wilson) provides dual language programs for Cherrywood students.
San Leandro High School offers Advanced Placement courses authorized through CollegeBoard.

Preparing for a dry East Bay climate
Cherryland has a warm climate, with average high temperatures of 59 degrees in January and 75 degrees in July. The area gets little rainfall, which can lead to droughts causing water shortages. Dry conditions also contribute to an increased risk of wildfires. Alameda County is updating its Community Climate Action Plan to address these risks.
Crime trends in Alameda County
According to the Alameda County Sheriff’s Office, property crimes are up 7% in the Castro Valley area, which includes Cherryland. FBI data shows that violent crime in Alameda County has increased by 12% recently.
