Chula Vista community on the rise, across Interstate 5 from the bayfront
Not far inland from San Diego Bay, Harborside offers proximity to Interstate 5, several parks and the evolving Chula Vista Bayfront. As one of many neighborhoods comprising San Diego County's second largest city, the community is part of a housing boom that reshaped Chula Vista’s landscape, which was once known as the "Lemon Capital of the World" in the early 1900s. The cool coastal climate in which the lemons of yesteryear thrived is still a large part of why residents choose Harborside. “It’s heavy on commercial and industrial spaces around South Bay Salt Works, with a lot of apartments and some low-income housing,” says Carlos Gonzalez, a Realtor with Real Broker who’s been selling homes in the area since 2006. “But you’re still close to Third Avenue downtown. And the new park and Gaylord Convention Center being built at the Chula Vista Marina could give a big boost to the whole area.” Just north of Harborside, a sign arching over Third Avenue marks the entry to a recently revitalized corridor of shops and eateries between H and E streets downtown. “In Harborside, you have a little bit of everything,” Gonzalez adds. “Banks, grocery stores, Target, lots of public transit and affordability in an area that might get totally revamped.” The Chula Vista Bayfront to the northwest is undergoing a $1.2 billion dollar recreational and residential redevelopment project with an expected mid-2025 completion.

New life for Harborside Park, new development at Chula Vista Bayfront
Inside Harborside, residents look forward to the reopening of the 5-acre Harborside Park — the first park added on Chula Vista’s west side for decades prior to its dedication in 2006. This unusual park was created within a commercial area, on a vacant lot right next to the neighborhood Walmart. It combines a skate park, sports courts, picnic tables and a soccer field. Over the years, residents and businesses collaborated to maintain and improve the park, including a Buff-a-Block youth group that cleaned the gazebo area and a volunteer walking club with dozens of members who shared park monitoring. However, in 2022, the park closed to address its homeless encampments. Due to efforts by city officials and the addition of perimeter fencing, the park is planning a phased reopening, starting in late 2024. Plans include a reinstated walking trail, refurbished turf, new basketball court and city staffing presence.
Just a mile northwest at the redeveloping Chula Vista Bayfront Park, parkgoers can charter a fishing boat, picnic on the lawn or relax on benches positioned for gazing across the bay. Upcoming green spaces, including Harbor Park and Sweetwater Park, will double this existing park area, adding more beachfront, a playground, pier and watercraft rental. Locals can also play on the sports field, playground and basketball court at Orange Park, two miles southeast of Harborside, next to the South Chula Vista Library. Within a 2-mile drive northeast, walking trails, a picnic lawn and a large playground are found at Hilltop Park.
Bay access for Harborside residents is a short drive away at the Chula Vista Marina.
Harborside enjoys views of the bay and of the mountains to the east.

Spectacular new Gaylord Pacific Resort
The upcoming Gaylord Pacific Resort & Convention Center, planned on a waterfront site about 2 miles northwest of central Harborside, is one of the community’s newest attractions. With an expected completion of mid-2025, its plan includes a 1,600-room hotel with ballrooms, event lawns, retail spaces and a water park.

Several mobile home communities are found at the neighborhood’s edges, including Brentwood and Mountain View Lodge. Pricing varies, from smaller newly constructed homes or 1960s builds for around $130,000 to larger mobile homes built in 2015 for $215,000. According to Tom Reynoso, a listing agent with Pacific Manufactured Homes since 2005, “Mountain View is a nice community that’s for people 55 and over. It’s great for retirees or those who like a more quiet environment overall.” Harborside is unique in its high concentration of mobile homes, comprising more than a third of its residences. Single-family homes throughout the rest of the neighborhood are primarily stucco and siding ranch-styles built anywhere from the 1940s to the late 1990s, with pricing from $670,000 to $950,000 based on size and build date. Exterior colors vary from muted to bright, and lawns are occasionally planted with groupings of tall palms.

Highly regarded Sweetwater Union High School District
Public schools are within the Chula Vista Elementary and Sweetwater Union High school districts, both earning an A-minus on Niche. Kids start at one of three elementary schools, including J. Calvin Lauderbach, which earns a B-minus. Middle schoolers head to B-minus Chula Vista Middle or C-plus Castle Park Middle before heading to Chula Vista High or Castle Park High, both given a B. In the spring of 2024, Castle Park High celebrated the groundbreaking of a $42 million stadium facility featuring artificial turf, new bleachers and a rubber track. Also in early 2024, the School for the Creative and Performing Arts within Chula Vista High announced a partnership with Cygnet Theatre to offer students professional apprenticeships. Cygnet Theater is a leading area company producing Broadway-style musicals and shows.

Walmart and Target on Broadway, new restaurants in Third Avenue Village
It’s easy to run errands or dine out along Broadway — the neighborhood’s main corridor — where retail plazas are anchored by Walmart, Costco and Target. There’s also a Food 4 Less in the Palomar Trolley Center. Broadway’s selection of multicultural restaurants include Asi Es Jalisco Birreria for authentic Mexican cuisine and Pho Hung Cali for Vietnamese pho bowls and rice dishes. Just a mile north in Third Avenue Village, locals enjoy gourmet bakeries, coffee shops, cocktail lounges and restaurants. Most of these popped up in recent years, after Chula Vista opened its first brewery, Thr3e Punk Ales, on Third Avenue in 2017.

Bus stops, Blue Line Trolley and Palomar Street Station
“Broadway Avenue is a main Chula Vista artery that parallels the 5,” says Gonzalez, “so you have easy freeway access to head north or to the border.” San Diego Metropolitan Transit System bus stops are convenient along Broadway, and commuters can catch routes from the Palomar Street Transit Center on the neighborhood’s southern border. The 26-mile Blue Line Trolley, also known as the light rail line, runs through Harborside, with convenient stations just north and south of the neighborhood at H Street and Palm Avenue. The San Diego International Airport is a 13-mile, half-hour drive north, and parking for the Cross Border Express to the Tijuana International Airport is an 11-mile, 20-minute drive south.
Harborside residents can catch the trolley at H Street Station to San Diego or Tijuana.
San Diego International is just 10 miles to the south of Harborside.

Lively Lemon Festival every summer
