Otay Town offers a large concentration of manufactured home communities. Options range from homes for around $100,000 in Palms Mobile Estates to three-bedroom units built in 2007 in Don Luis Estates for around $280,000. Residents can also find 55-and-older manufactured home communities complete with a clubhouse and pool at places like Hacienda Mobile Estates and Orange Tree. Streets of single-family residences feature renovated 1940s ranch-style homes for around $600,000, as well as larger homes built in the ‘70s for around $650,000. “The neighborhood is well-kept and quiet and filled with nice sturdy homes,” Rodriguez says.

Over 8 miles of trails
Residents are just steps away from the vast Otay Valley Regional Park, located four miles north of the international border. Canyoneers from The San Diego Natural History Museum lead student groups on tours through original coastal sage scrub, chaparral and riparian topography. John J. Montgomery Elementary, Otay Elementary and Castle Park Middle schools serve public-school students in Otay Town, who then move on to Castle Park High, where they can participate in International Baccalaureate and Advanced Placement programs. The school also offers a Medical Careers Pathway and Construction Certificate classes and is home to both the School of Business Leadership and the Science Innovation Academy. John J. Montgomery received a B-minus rating from Niche, Otay Elementary and Castle Park Middle both received C-plus ratings from Niche and Castle Park High received a B rating from Niche.

Locals can hop on Interstate 5 or Interstate 805 to head 20 minutes north into Downtown San Diego.
