The neighborhood’s pockets of residential streets extend north and south of Proctor Valley Road. Mediterranean-inspired homes with stucco exteriors and red-tile roofs are a constant, but the streetscape and lifestyle can vary in different sections of the neighborhood. Realtor Jorge Alvarez with Compass Real Estate, who lives in Rolling Hills Ranch, says, “If you’re in the main community, you have pools and parks, and if you’re in Bella Lago, you get great privacy, so it depends on what you want.” In the central, main part of the community Alvarez is referring to, large Mediterranean-style homes with enough backyard space for pool patios sit close together on winding streets and cul-de-sacs. These can range from $900,000 to $1.5 million. Homes climb in size and price on the streets extending northeast into the hills. Many of these Mediterranean-style mansions have extensive mountain views. Some reside in gated areas of the neighborhood on almost half-acre lots that can cost $2 million to almost $3 million. Bella Lago — the far northeast section of the neighborhood — is the most expensive area in the neighborhood. Its luxurious palatial homes also sit on spacious lots, and some have added privacy behind the gates of Vista Del Cielo. These also range from just over $2 million to $3 million. There are condos on the west side, near Highway 125, that can cost $600,000 to $800,000.Walk to community pools and hiking trails
Residents in the heart of Rolling Hills Ranch can walk down the street to their nearest neighborhood pool and access hiking trails right outside the community. Neighborhood pools are strategically placed within each cluster of homes, so folks never have to cross a main road. Montevalle Recreation Center is close to the center of the neighborhood. This 29-acre space is one of Chula Vista’s largest parks. It includes an indoor rec center, athletic fields, basketball and tennis courts, a dog park and walking paths that connect to nearby residential streets. Mackenzie Creek Park’s tennis facilities and basketball courts are next to Thurgood Marshall Elementary on the west side. Walking paths throughout the neighborhood can lead hikers to the Proctor Valley Natural Resource Area. This large nature preserve encompasses the hills that border the neighborhood’s east side. The neighborhood is part of the Chula Vista Elementary School District, which is rated an A-minus overall by Niche. Kids begin at Thurgood Elementary in the neighborhood’s west side, given an A-minus from Niche. They continue nearby at Eastlake Middle, also graded an A-minus. Students finish at Eastlake High, earning an A for its variety of Advanced Placement classes, from traditional calculus and biology to electives like art history and Japanese language. As Ruiz said, one of the neighborhood’s appeals is that it’s equidistant between San Diego and Tijuana. This means that folks can take Highway 125 almost 20 miles northwest to San Diego for work and drive about the same distance south to visit family in Mexico. San Diego Naval Base is 15 miles northwest. Commuters might also work in Chula Vista’s city center, 10 miles west. Eastlake Business Park has a mix of employers, including doctors’ offices and logistics centers, just south of neighborhood homes. Those who don’t want to drive to nearby shopping centers can catch the bus at stops on Proctor Valley Road.Higher chance of brush fires, lower chance of crime
Residents should stay aware of brush fires that can spark in the grassy open space surrounding the neighborhood’s east side. The most recent fire burned through July and August of 2024, just a few miles from many homes. It’s crucial to have an evacuation plan prepared before a fire gets too close. Homeowners facing these natural areas are encouraged to create a defensible space around their property by removing flammable brush. While fires are a concern, crime is not. Rolling Hills Ranch has a CAP Index Crime Score of 1 out of 10, compared to the national average of 4 out of 10.Trader Joe’s and Target at the Village Walk at Eastlake
The Village Walk at Eastlake and Eastlake Village Marketplace are neighboring plazas just over a mile south of most homes. Folks go to the Village Walk to get groceries at Trader Joe’s and Sprouts Farmers Market. It also has a collection of restaurants, like Pho Hiep & Grill, around a tranquil koi pond. Larger stores like Target and Lowe’s are at Eastlake Village Marketplace. These plazas are next to Eastlake Business Park, an industrial area that also has hangouts like the original location of Novo Brazil Brewing, a San Diego favorite. The Shops at San Miguel, in the neighborhood’s west side, has more casual eateries. JCK Asia Kitchen and Bar serves dishes from various Asian cultures, and diners enjoy the outdoor seating at Pizzo’s Pizzeria and Wine Bar.
