“Most of South Glendora was built in the 1950s and ‘60s, but there is also some inventory from the ‘80s and ‘90s and a newer infill project of about 20 homes,” Gibson says. The housing stock leans heavily midcentury, with modest three-bedroom ranch-style homes making up a sizeable portion. “You’ll get smaller homes and lot sizes here than in North Glendora. It’s also all flat — you don’t have the hills like you do to the north,” Gibson says. “And it’s more entry-level pricing where you can find something well under $1 million.” It’s hard to believe, but that is entry-level pricing in much of Southern California. Single-family homes in the area range in price from around $700,000 to $1.7 million, depending on the size and state of renovation. Condos and townhomes built primarily in the 1980s list between $500,000 and $750,000.The Glendora Public Market opened in late 2020
“In the city, most shopping and dining happens in South Glendora. The Glendora Public Market has been such a great addition to the area,” Gibson says. The years-long project that wrapped in late 2020 converted a 16,000-square-foot former Wonder Bread Factory into a public food hall. Everything from Japanese ramen to artisanal hot dogs and craft beer is available under the vaulted ceilings. “Post-pandemic, you can really feel the city re-blossoming. Our restaurant scene is amazing,” Fuller says. The Ice Cream Shop, a branch of one of Los Angeles’s oldest ice cream companies, Fosselman’s, opened on Glendora Boulevard in 2019. “We also have an In-N-Out Burger, which is a pretty big deal around here,” Gibson says. The Glendora Marketplace Shopping Center has big-time retailers like Old Navy, Barnes & Noble, Best Buy and PetSmart. For groceries, there are bulk retailers like Sam’s Club and Costco and more to-scale options like Trader Joe’s, Aldi and Sprouts Organic Market.A-graded school district attracts transfers
Glendora Unified is a highly rated public school district with an A grade from Niche. “The schools here are a pretty big deal. A lot of people do interdistrict transfers to get into the schools,” Gibson says. Stanton Elementary School gets an A-minus from Niche, while Goddard Middle and Glendora High School are graded A. GHS is known for its Tartan Marching Band, a bagpipe band. It competes throughout the western U.S. and traveled to compete internationally at the World Bagpipe Championship in Scotland in the summer of 2023. Plus, GHS's marching band has marched in the Tournament of Roses Parade nine times.Commuters spend a lot of time on the freeways
Interstate 210 runs through and along South Glendora’s southern border, giving residents direct highway access. "We have three freeway exits in our town, which is great because it gives us easy access," Gibson says. Noise can be an issue for some, but the freeway is completely walled off and sits at a lower elevation, providing a natural buffer. U.S. Route 66 is the main thoroughfare through the neighborhood itself. Known for stop-and-go traffic, it’s a four-lane road lined with bus stops and traffic lights. For commuters, downtown Los Angeles is about 30 miles away, a drive that can take as long as two hours during unpredictable rush hours, though 90 minutes is more the norm. The closest major airport is Hollywood Burbank, which is about 30 miles away, though Los Angeles International and John Wayne Airport are only about 40 miles away. The area has medical facilities, including Foothill Presbyterian Hospital Emergency Room and City of Hope Glendora.Big Tree Park built around the largest fig tree in California
Big Tree Park is the primary green space inside South Glendora, although there’s not much green. The park is centered around what one would expect — a very big tree. The tree is supposedly the largest Moreton Bay fig south of Santa Barbara, planted in the late 1880s by one of Glendora’s early residents. The park is peaceful, with lighted walking trails, benches and a modestly sized grassy area. The tree inevitably provides shade for those who can’t resist climbing its large buttress roots — usually kids, but not always. The neighborhood is also home to the Glendora Country Club, which is set along Historic Route 66. GCC is a private club in the foothills of the San Gabriel Valley. An 18-hole championship golf course, top-notch practice facilities, a pool, and dining and entertainment options are among its many amenities. Tree-lined fairways and putting greens are known to be well maintained and are always in great shape. The club is also one of the most popular venues in town for a party or event.
