A lush life in coastal Miami
Everywhere one looks on Northeast Coconut Grove’s residential corridors they’re greeted by a canopy of greenery, provided by a medley of palm, oak and banyan trees. This southern Miami neighborhood’s lush foliage is one of its signatures — this is considered one of the greenest swaths of the city. But make no mistake, this isn’t just a sleepy outpost. Emerge from the residential streets and one will find an assortment of restaurants, parks and shops to enjoy, too. “The lush landscaping, the really good schools,” local Realtor Ileana Rodriguez says of Northeast Coconut Grove’s appeal. “And there are parks everywhere. And it’s a higher elevation. So it normally never floods.”

History runs deep here
This area is part of what’s known as the oldest continuously inhabited neighborhood in Miami, dating back to 1825. Yet this is a neighborhood that is constantly evolving as well. Some of the oldest existing houses here were built in the 1920s, including Mediterranean-style options with distinct terra cotta roofs. Many of these are being renovated, too, says Rodriguez, of RE/MAX Advance Realty II. Northeast Coconut Grove also has a fair share of new, sleek, contemporary-style houses and condos. Some of the older homes here are being torn down to make way for these new “mega mansions,” says Rodriguez, who has been in real estate for four decades. Speaking of mega-mansions, NBA star LeBron James was among those who called Northeast Coconut Grove home, with an almost 14,000-square-foot house that sold for $18.5 million in late 2023.
Older condos in Northeast Coconut Grove, built in the 1960s and 1970s, come with price tags that start in the $300,000s. Condo prices can top out at $19 million for a newer unit with water views and a floor plan of several thousand square feet. Single-family homes here usually range from the $900,000s to around $20 million.

Self-contained Miami living
Northeast Coconut Grove residents can roam over to neighborhood thoroughfares like Grand Avenue and Dixie Highway for shopping and dining. Grand Avenue is home to a retail staple in CocoWalk, a 150,000-square-foot outdoor mall. “It’s all renovated and all really nice,” Rodriguez says. The renovation was completed in 2021 and came with a new layout. Shops here include Edward Beiner, an eyewear brand, and Sportive, a shoe store. Narbona is among the well-liked eateries at CocoWalk, serving up Uruguayan food — the empanadas are beloved.
Those looking for a quick bite can stop in at places like The Original Daily Bread Marketplace, for Middle Eastern fare from gyros to beef shawarma. Locals can also grab groceries at Milam's Market or The Fresh Market.
Residents of Northeast Coconut Grove enjoy spending time at Cocowalk and its many shops.

A steady drumbeat of events
This area’s annual calendar is full of various events to enjoy. “There’s so many things always happening. There’s always an art show,” Rodriguez says. “Food festivals, an antique car show. Always something going on.” One of the stalwarts here is the Coconut Grove Arts Festival, which celebrated its 60th year in 2024. The festival traditionally takes place on Presidents Day weekend and is packed with art from a range of disciplines, plus plenty of food and live music.
Northeast Coconut Grove is known for its Christmas decorations during that time of year.

Area schools are well-regarded
The Miami-Dade County Public Schools system offers the flexibility of school choice, but the institutions students in Northeast Coconut Grove are specifically zoned for are well-rated. Kids here can start at Coconut Grove Elementary, which carries an A overall rating on Niche and offers a World Language Program with instruction in French and Spanish. Students can then move on to the B-rated Ponce de Leon Middle, a magnet school for the International Baccalaureate Middle Years Programme. Coral Gables Senior High is next, an A-minus-rated school with dedicated academies on topics like business, management and information technology. Northeast Coconut Grove is home to multiple well-regarded private schools as well, including Immaculata-La Salle High School, which is in the top 10 of Niche’s list of the best catholic high schools in Florida.

Ponce De Leon Middle School offers a great curriculum to its students.

Coastside parks aplenty
Northeast Coastal Grove’s coastline, facing the Deering Channel and the Dinner Key Channel along the Biscayne Bay, is littered with multiple parks. One of the hotspots is the 28-acre Alice Wainwright Park, which features a playground, outdoor fitness equipment and sumptuous views of the water. The 20-acre David T. Kennedy Park is a hit as well, and this one includes a dog park.

Move along with Metrorail
Northeast Coconut Grove comes complete with its own stop on Miami-Dade County’s Metrorail system, which can take riders up to Downtown Miami in under 20 minutes. Also, Dixie Highway here connects with Interstate 95, an avenue drivers can utilize to get downtown in a trip of just about 5 miles. The neighborhood has multiple Metrobus stops as well.
The Freebee provides Northeast Coconut Grove residents a free rideshare service.
Residents of Northeast Coconut Grove can easily commute into the city or to MIA by Metro.
