Quiet streets and cul-de-sacs shape a rental-heavy Governours Square

Once mostly farmland, Governours Square now feels like a classic suburb, with contemporary homes along quiet loops and cul-de-sacs. The area leans heavily toward rentals, but a small group of homeowners still choose it for the convenient location and easy access to shopping and dining. Many of the neighborhood’s subdivisions also include private amenities like swimming pools, tennis courts and fitness centers.

Condos and townhomes dominate the housing market

Condos are the main type of housing here, with a mix of two-story townhouse-style and single-level garden units. Many have private fenced patios, assigned parking and access to shared facilities like pools. Prices range from the low $100,000s to the low $200,000s. Monthly HOA fees are standard, usually in the $300s and covering things like trash service and general maintenance. There are also some single-family homes, including ranch-style and Cape Cod layouts. Most were built in the 1960s and have been updated with refreshed kitchens, new flooring and replaced mechanical systems. These range from the low $400,000s to the low $500,000s. The median sale price for single- and multi-family homes in Governours Square is in the low $200,000s, putting it on par with Olentangy Commons, but generally lower than Knolls West, Kendale, Knolls-Thomas and Brentwood Park.

Many of the residents are young renters, though Luyang Yin, a Realtor with Red 1 Realty and former Governours Square resident, doesn’t see that as a downside. “The majority of tenants are students at Ohio State University,” he says. “I had a positive experience living there. It’s a good place for young professionals, new grads and retired people. There aren’t any issues with the college students causing noise.”

Most homes in the area are rentals, but there are still lots of single-family homes.
