Midcentury homes on quiet streets
Most homes here date back to the 1960s, which shows in the mix of split-level and ranch-style houses along the streets. You’ll often find hardwood floors and brick fireplaces, and many properties have been updated over time with remodeled kitchens, refreshed bathrooms and new windows. Quarter-acre lots are common, many with fenced-in backyards, patios and screened porches. “It’s a calm area,” says Chris Cooley, a Realtor with Red 1 Realty. “It’s family-oriented, so during the day, there’s not a lot of people around with parents working and the kids at school.” Prices tend to range from the high $300,000s to the mid-$400,000s. The median price for a single-family home tends toward the low $400,000s, making the area generally more expensive than Olentangy Commons and Governours Square and on par with Brentwood Park. The neighborhood is typically less expensive than nearby communities like Knolls-Thomas and Upper Arlington. “People like being close to those areas, but housing is more affordable in Kendale,” Cooley notes.
Ranch-style homes are common in the neighborhood.
Most homes in Kendale were built in the 1960s.
