Knolls-Thomas, where postwar charm meets the Olentangy River

Knolls-Thomas is on the Olentangy River in Columbus, where mature trees and postwar homes give the area an established feel. Much of the housing dates to the years following World War II, and the neighborhood has maintained a low-key residential character ever since. River access and paved trails make it easy to walk or cycle without leaving the immediate area, while parks and green space add to the overall sense of openness. The location also provides a practical balance of quiet residential streets and easy connections to the rest of the city, with downtown Columbus a short trip to the south.

Midcentury homes with updated interiors

Knolls-Thomas features mostly ranch-style homes along with split-levels and Cape Cods, usually built in the 1950s and ‘60s. Midcentury details like hardwood floors and stone fireplaces are common throughout. Many homes have been updated while retaining their original character. Properties have tree-lined lots with fenced backyards and two-car garages. Finished basements that add rec rooms or home offices are a recurring feature. The median sale price is in the mid-$500,000s, with prices generally ranging from the mid-$300,000s to the mid-$600,000s depending on size and updates. This generally makes the area more expensive than neighboring communities like Riverview, Brentwood Park, Kendale and Olentangy Commons.
