What home styles, prices and HOA fees look like here

Most of the homes here were built in the late 1990s and early 2000s, giving the neighborhood a newer feel than communities a mile or two away. Subdivisions are made up of New Traditional homes packed onto relatively small lots. Well-kept streets link residents to homes, shops and rental properties, as nearly three-quarters of residents rent.

Home prices typically fall between the low $300,000s and the low $400,000s. Monthly HOA fees are pretty standard, usually around $5 to $10, covering common area upkeep. Condos are priced about the same, but often come with HOA fees of up to $400 that include lawn maintenance, sewage, trash and snow removal.

The median home price lands in the high $300,000s, putting it slightly above nearby neighborhoods like Sweetwater and Trabue Woods while staying in line with Wexford-Thornapple. Prices also tend to be lower than Hilliard overall. Erik Hiss, an agent with Keller Williams Capital Partners Realty, says that value is a big part of the appeal. “It’s a very good first-time homebuyer location for the Hilliard school district,” he says. Because of that, homes do not hit the market very often. “It’s quiet and a slow market. People don’t tend to move out a lot,” says Thomas Hamrick, a Realtor with Keller Williams Consultants Realty.

Where residents shop for groceries, retail and casual meals

Hilliard Rome Commons is a large shopping plaza with big-box stores like Walmart and Target, along with clothing retailers like Marshalls and craft stores like Hobby Lobby and Michaels. Groceries are available at Aldi or Meijer. “I remember when they first paved that road years ago and built the Walmart Supercenter,” Hamrick says. “Now it pretty much has everything.”

Fast food and chain restaurants make up most of the dining options, but there are a few locally owned spots in the mix, too. Zaytoon Mediterranean serves fresh and casual bowls and salads with ingredients like hummus, falafel and stuffed grape leaves. Roadhouse Wings and Grille is known for specialty wings with Cajun and Jamaican-inspired flavors.
