Linwood offers easy drives from Columbus's east side to downtown and major employers. Largely residential, the community centers around sidewalk-lined neighborhood streets, local places of worship and schools, with shopping and dining nearby on Livingston Avenue. Green space and highway connections are close by, too. And buyers will find that prices in Linwood typically trend lower than many other downtown-area neighborhoods.

Single-family homes dominate Linwood listings and sales

Single-family homes make up most of what comes up for sale in Linwood. Options tend to date back to the mid-20th century, with common styles including cottages, split-levels and ranch-style houses. Multifamily buildings, such as vintage brick quadplexes, periodically pop up on the market, too.

Pricewise, local Realtor Remington Lyman with Reafco says, "Buyers often view the area as one of the more attainable options closer to downtown." Recent single-family sales have ranged from the low $100,000s to the low $300,000s, while rarer multifamily sales have landed in the low to mid-$400,000s. Prices generally run well below neighboring Berwick and tend to be more comparable to nearby Glenbrook and Beechwood. According to Lyman, location and condition are generally the main price determinants. Potential buyers do need to be aware, however, that property taxes are paid to both the city and Franklin County.

Home conditions vary block by block in older housing stock

With older housing stock, condition is something buyers should pay attention to. Lyman says it's a block-by-block kind of thing. "Some homes are fully renovated, while others may need significant updates to mechanical systems, roofs, foundations or cosmetic improvements," he says, also noting that when a home is well-renovated and priced right, competition picks up. Lyman has noticed interest from both first-time homebuyers and investors. “Investors have historically been very active because of lower entry points and rental demand, but over the past several years, we’ve also seen more owner-occupants.”

Public and private schools in and around the neighborhood

Linwood is home to Scottwood Elementary School, part of Columbus City Schools, with Johnson Park Middle School in nearby Eastmoor minutes away. Walnut Ridge High School is within a 5-mile drive. The district offers open enrollment through a lottery system, with acceptance depending on policy and available space. Private options include the highly rated Bishop Hartley High School, located on the edge of Linwood.

Everyday shopping and local dining along Livingston Avenue

While mostly residential, Linwood has convenient shopping, dining and everyday services along Livingston Avenue and Courtright Road. Local favorites include Chez Rama Restaurant for Senegalese cuisine, Retro Lounge Columbus for drinks and live music, and TAT Ristorante de Famiglia for Italian and American classics. For groceries, Save A Lot is in the neighborhood, and Aldi and a Walmart Supercenter are about 2 miles away.

Where residents go for parks, programs and outdoor recreation

According to Remington, residents here look to nearby green spaces and city-run facilities for outdoor time and recreation. A few popular options in and around the neighborhood include:

  • Barnett Community Center, a busy, city-run hub with sports and arts programming as well as fitness classes
  • Barnett Park, home to the community center, plus a splash pad, athletic fields and athletic facilities for everyday outdoor use
  • Franklin Park Conservatory and Botanical Gardens, a larger destination a short drive away, featuring indoor and outdoor gardens, walking paths and various exhibits
  • Big Walnut Park, a big city park east of the neighborhood with dog runs, greenway trail access, a stocked fishing pond, playground and sports courts

Easy drives connect Linwood to downtown and major employers

Remington says commute times from Linwood are one of the neighborhood’s strongest selling points. “You’re typically looking at a quick drive to downtown Columbus, Ohio State University, and major employers like Nationwide Children's Hospital, which helps support demand.” With I-70 and I-270 nearby, it’s convenient for residents to reach key destinations:

  • John Columbus International Airport, about 5 miles away
  • Downtown and Nationwide Children's Hospital, about 6 miles away
  • The Ohio State University, about 10 miles away
  • Polaris, about 20 miles away
