An industrial-heavy neighborhood
Marion Franklin is a largely industrial community about 8 miles southeast of Downtown Columbus. Its hard-working residents live in modest mid-century homes on the community's west side. A railyard runs through the center of the community but does not produce high noise levels. Marion Franklin is home to a Sherwin-Williams Distribution Center, Bakelite Chemicals and a steel distributor called Cleveland-Cliffs Columbus Coatings. The residential streets are lined with modest single-family homes built in the 1960s. About 72% of residents own their houses. The backyards provide enough space for folks to build playsets for their children and host backyard barbecues. The streets are calm enough for children to walk to school or spend summer afternoons riding their bikes. “I think it’s a good area that’s kind of slept on a little bit,” says Realtor Byron Diaz, who sells homes in the neighborhood with Nexthome Experience. “It’s a quiet area with homes with a lot of character.”

Single-family homes from the 1960s
“It’s a good community for first-time homebuyers,” Diaz says. Most of the homes were developed in the 1960s. Ranch-style houses sell for between $130,000 and $215,000, bi-level homes sell for between $160,000 and $200,000 and assessors value the neighborhood’s bungalows at between $130,000 and $160,000. Realtor Joseph Speakman, with e-Merge Real Estate, says he had trouble selling a condo there because the industrial real estate discourages many homebuyers.
