A desirable suburban community near downtown Columbus

As its name suggests, Riverplace is a suburban neighborhood northwest of Columbus that is positioned right along the Scioto River. The body of water offers much more than just inspiration for this established community's name; it’s one of the main aspects that draws people in, according to Cece Miller, a real estate expert at Next Home Experience. Some of the community's residents, including Miller, reside in the midcentury riverfront properties that are primarily wanted because of their proximity to the water. "My husband and I have lived here 20 years, and when we first bought, we thought we weren't going to stay here long," Miller says. Miller isn't the only resident who stayed. Properties here, including the newer ‘90s homes, rarely go on the market, and when they do, they sell faster than the average home in the U.S. This is partially because the community is known for its safety and that kids are zoned for the well-rated Hilliard School District. Another appeal is that the neighborhood is near plenty of green spaces, giving locals access to wooded trails and opportunities on the water. Also, residents won't have to go far for shopping since Mill Run's many establishments are just west of Riverplace. At just around 10 miles from downtown Columbus and even closer to The Ohio State University, Riverplace offers a calm suburban community that's well connected to the city's many amenities.

Riverfront living and a hot housing market

Flanking tree-lined streets that often spread into cul-de-sacs are spacious HOA single-family dwellings that create a classic suburban essence to this community. Some residents live in houses that sit right against the Scioto River. "The houses along the river used to be fishing cottages for people who worked downtown," Miller says. "Some of the stone from those cottages is still here along the river." Most of the properties along the river are midcentury homes like ranch-style dwellings that were renovated in the late 1980s or early '90s. The community is also home to newer '90s homes west of Dublin Road, many of which are two-story classic midwestern suburban styles. There are some split-levels, ranch-style homes and Colonial Revivals. These homes typically feature two-car garages. Prices typically range from around $400,000 for a newer property to $1.3 million for a waterfront property. Over 95% of residents own their homes, and "there's a long list of buyers that want me to tell them when a property on the river becomes available, and it never does. That's because people want to stay here," Miller says, including herself in the group. The neighborhood features sidewalks and receives a CAP Index score of 3 out of 10, so safety is another appeal to the community.

Parks: Hiking, waterfront activities and more

Just across the river is the Griggs Reservoir Park, where visitors can head on lightly wooded paths or challenge their friends to a disc golf match. The park is also home to Griggs Dam, which forms the Griggs Reservoir, a major drinking water source for the city. Anglers and skiers enjoy access to the water. Also popular among many Franklin County residents is Quarry Trails, where mountain bikers and hikers can explore picturesque paths that feature views of a 25-foot waterfall and some lakes. For a calmer environment, locals can head to Duranceau Park, whose north entrance is just at the neighborhood's border. Children can have fun on the playground; joggers often utilize the green space's paved paths. The park's grassy expanse makes for a perfect picnic spot. Those with an Ohio State University affiliation can practice their aim at the semi-private Ohio State Golf Club.

Just east of a shopping and dining hot spot

Riverplace is just east of the Mill Run community's shopping corridor, giving residents easy access to shopping and dining opportunities. Locals often head here to dine at chain food establishments, but there are also some local eateries like Taj Palace, the first Indian restaurant in Columbus. It's known for its tandoori offerings and rich flavors, authentically reflecting the Punjab region's culinary scene. Those craving pub grub and a drink can head to Hale's Ale & Kitchen. Patrons can enjoy a relaxed environment, and when the weather is nice, they can sit on the patio playing bocce ball while they wait for their food. For groceries, Riverplace residents can head to CAM International Market or the nearby Aldi. Residents wanting fresh produce will enjoy the fact that they are less than five miles from the Hilliard United Methodist Church, where the Hilliard Farm Market is held every Tuesday from May to September.

The nearby Franklin County Fairgrounds

Riverplace is just around 4 miles away from the Franklin County Fairgrounds, so locals will only be a short drive away from the Franklin County Fair, an over 100-year-old July tradition complete with amusement rides, agricultural competitions and plenty of options to interact with farm animals. Another popular event at the grounds is the Columbus Food Truck Festival, a three-day gathering where foodies can taste the diverse culinary range of Ohio's food truck scene. Festivalgoers can also peruse booths filled with locally made goods. Other events held at the fairgrounds include car shows and harness racing.

Hilliard School District

Children can enroll in the Hilliard School District. They can attend Ridgewood Elementary School, where students learn literacy through collaborative measures. The math curriculum is developed using the University of Chicago School Mathematics Project. Students can continue to Hilliard Tharp Sixth Grade Elementary School, which features a nine-week Arrow Program, allowing kids to “travel” to different French-speaking countries, learning about language and culture through various activities and projects. They can then attend Hilliard Weaver Middle School, which has various extracurricular opportunities students can take advantage of, including Ski & Board Club and Battle of the Books. All three schools receive B-plus ratings from Niche. They can then enroll in A-minus rated Hilliard Davidson High School, which features College Credit Plus opportunities with nearby higher learning institutions, including The Ohio State University and Columbus State Community College.

Commutes and major employers

While residents can take advantage of COTA's public bus systems, most people here drive to get around. They'll have easy access to Interstate 270 to the west and U.S. Route 33 to the east. Locals will also enjoy their proximity to nearby employers like OhioHealth Riverside Methodist Hospital, which is just around 5.5 miles away via McCoy Road and The Ohio State University, which is less than 5 miles away via Fishinger Road. Some Riverplace residents, especially those who work for the government, commute to downtown Columbus, which is around 10 miles away via U.S. Route 33 and Interstate 670. The downtown area is also home to a collection of highly rated eateries and museums that Riverplace residents can enjoy. Locals wanting to explore other areas can hop on I-670 for around 19 miles to get to the John Glenn Columbus International Airport.
