Riverplace offers a peaceful atmosphere along the Scioto River
Riverplace is a peaceful suburban neighborhood that overlooks the Scioto River. Although it is in Columbus, students attend highly rated Hilliard schools. Outdoor recreation goes beyond the river, with several large parks minutes away. While Riverplace itself has a calm atmosphere, it is next to the bustling Mill Run, a popular shopping district near Interstate 270. Downtown Columbus is about 10 miles away.

Mid-20th-century and New Traditional homes are in a fast-moving market
Riverplace is almost entirely made up of single-family homes. There are some mid-20th-century properties, including split-levels, Colonial Revivals and ranch-style houses, but most of what you’ll find are New Traditional and custom-built homes from the 1980s and 1990s. “They have obviously done upgrades, improved the homes to the modern trends. You know, the stainless-steel appliances, the grays and the flooring is usually [luxury vinyl],” says Realtor Kathy Shiflet with Coldwell Banker Residential Brokerage, who is a longtime resident of the nearby Hilliard. There are a few homes along the Scioto, which often come with private docks.
The community is in high demand, with a market that moves faster than the national average. “There’s a long list of buyers that want me to tell them when a property on the river becomes available, and it never does. That’s because people want to stay here,” says Cece Miller, a Realtor with Next Home Experience who has lived in the neighborhood for over 20 years. Even with so much competition, the median single-family home price is lower than in nearby communities like Scioto Trace. Most houses cost between the mid-$400,000s and the mid-$500,000s, but properties larger than 4,000 square feet have sold for the low $700,000s to the mid-$900,000s.

Students attend highly rated Hilliard schools
Riverplace is zoned for the highly rated Hilliard City School District. “The school district draws people,” Shiflet says. “This is a neighborhood where it’s Hilliard schools, Columbus taxes, so it just has a smaller tax base.” Students can attend Hilliard Davidson High School, which has an extensive fine arts curriculum that includes visual and performing arts. Like the district, the school is highly rated. School choice is available through intradistrict transfers.
Ridgewood Elementary School in Riverplace serves children in PK and grades K-5.
Hilliard Tharp Sixth Grade Elementary School is an above-average public school.

People go out on the Scioto River or explore local parks for fun
The Scioto River offers more than breathtaking views; it also provides recreational activities like boating and rowing. If you don’t have a private dock, you can park your boat at the private Scioto Boat Club or the public dock at Griggs Park. “Along the river, there are park benches on both sides,” Shiflet says. “You can walk, you can picnic, you can see people rollerblading. You can have family outings.” Other recreational activities include:

Climbing the via ferrata course at Quarry Trails Metro Park
A less formal option for outdoor fun is closer to home, in the backyard of the Refinery Church. “They encourage the neighborhood to use their park area for soccer practice,” Shiflet says. “There’s a big green space... They also have a little playground.”

Riverplace is car-dependent; downtown Columbus is 30 minutes away
Living in Riverplace means you will need a car for most errands. “It’s a walkable neighborhood, but it’s not walkable to quickly go to a store or to a school,” Shiflet says. Interstate 270 is easily accessible, but U.S. Route 33 offers the shortest path downtown. The commute can take up to 30 minutes, depending on traffic. Public transportation is limited, but the Central Ohio Transit Authority bus runs along Fishinger Road.

While Riverplace itself is entirely residential, locals do not have to travel far for shopping and dining. Mill Run is right next door, with food, fun and stores. You can:
