A quiet suburb with quick access to schools and city amenities
Known as a warm, family friendly neighborhood, Timberbrook is a smaller suburb located between Hilliard and Interstate 70. The area is zoned for highly rated public schools and is only minutes from convenient shopping, dining and entertainment, while still offering lower housing costs than many nearby communities. Its location also provides a quick commute to downtown Columbus and other local job hubs, making it popular with many professionals.

Midcentury houses with big yards attract many first‑time buyers
With lots that tend to be about a quarter-acre or more, people in Timberbrook usually have more breathing room than other neighborhoods. Many homes come with tree-shaded backyards that have plenty of space for things like in-ground pools or small outbuildings. “You’ll find a lot of first-time homebuyers out there,” says Missy Lewie, an agent with Mainstream Realty Pros. “People come looking for a larger home with a bigger yard.” Attached two-car garages are typical, helping to keep streets less crowded. However, the lack of sidewalks does make it a little harder to explore Timberbrook on foot. The neighborhood is mostly made up of late-midcentury homes, especially split-levels and ranch-style homes. HOAs are rare, and the median price for a single-family property sits in the high $300,000s, similar to Sweetwater and Wexford-Thornapple but less than Brown. “It’s a great place to grow up; it’s friendly, it’s convenient, and it’s tucked away,” says Realtor Kathy Shiflet, who has lived in the neighborhood since childhood and now sells homes there with Coldwell Banker Realty.
Ranch-style homes can be found on many streets of Timberbrook.

Crews have already started work, including playground upgrades and new security vestibules, with construction expected to take at least five years.
