Cotati, a musical city anchored by a lively downtown
The City of Cotati is about 7 miles north of Petaluma and 20 miles east of the Pacific Ocean, with residential streets centered around a bustling downtown, one centered around music, specifically blues and folk, with annual festivals. “I don’t initially have clients saying I want to move there, rather people say they want to be in Petaluma and when they find that the prices are higher, they go further out to Cotati and fall in love,” says Amy Ahlers, a Livxplore Real Estate & Lifestyle Realtor with six years of experience. “They love the neighborhoods, the community vibe and the downtown area. Even though downtown is small, it has great coffee shops, restaurants and businesses.”

Sidewalks lead to various eateries, including Mezzeluna, serving authentic Greek cuisine and Café Salsa, a Mexican-American restaurant. “Everyone has been talking about Slow Co. Pizza. They can grab a slice and go to the park,” Ahlers says, referring to La Plaza Park at the center of downtown. The regional grocery chain Oliver’s Market is in a strip mall on Cotati Avenue. Rohnert Park Expressway is roughly 2 miles from Cotati and has a Target and various national restaurant chains. The amusement center Rebounderz is also located on the expressway, and includes areas for mini golf, trampolines and karaoke. The Petaluma Village Premium Outlets has a Nike Factory Store, among other brands, around 7 miles away.
Cotati's greek restaurant, Mezzeluna, serves delicious gyro and falafel plates.
Cotati's Oliver's Market is the top choice for locals when it comes to grocery shopping.
Cotati has a very small town vibe even though it is located so close to major metropolitan areas.

Central Cotati communities feature various architectural styles, including New Traditional homes, cottages, townhouses and condos. New Traditional homes, some with adobe siding and coastal influence, are priced from about $650,000 to nearly $1.3 million. Many cottages have a beach house vibe and fetch about $430,000 to $640,000. Townhouses and condos share a similar price range of about $340,000 to $650,000. “Some homes have more yard space, and there’s new construction, so a wide variety,” Ahlers says.
The outskirts of town, where many properties span over an acre, have many ranch-style homes and farmhouses. Ranch-style home prices range from roughly $480,000 to $2.2 million, depending on home and property sizes. Farmhouse prices are impacted similarly, ranging from around $750,000 to $3.4 million.

Kotate Park has a playground with a tree-like climbing structure, and Falletti Park has play structures, picnic tables and an access point to the Headwaters Trail. The bike-friendly path accounts for a 3-mile segment of the Laguna de Santa Rosa area’s trail system. La Plaza Park is a hexagon-shaped green space in the city’s center with a bandstand. Musicians perform on the stage during Wednesday farmers markets from June through September and at the Cotati Accordion Festival on the third weekend in August.

U.S. Route 101 runs through Central Cotati, connecting it to Santa Rosa, about 8 miles north, and the Charles M. Schulz Sonoma County Airport, nearly 10 miles further. Sonoma County Airport has 12 nonstop flights, all of which are domestic. US-101 also connects the area to Petaluma. Sonoma-Marin Area Rail Transit (SMART) serves the area and links it to the Sonoma County Airport in the north and Larkspur, about 40 miles south, where ferries depart for San Francisco. Sonoma County Transit (SCT) has a bus system connecting the area to nearby cities and SSU, which is about 3 miles away.
