Walkability is a key feature of Lucerne-Higuera
Situated along Washington and National boulevards and walkable to downtown Culver City, Lucerne-Higuera is a neighborhood with proximity to great schools, well-loved parks and public transportation. “Walkability is a highlight of most Culver City neighborhoods. It’s an absolute luxury to get around your neighborhood without a car in Los Angeles,” says Dannie Cavanaugh, the principal at Cavanaugh Realtors and a city resident since 1962. Lucerne-Higuera is home to cultural hotspots like the DeMille Theatre, Culver Studios and Nova Exhibition LA, a museum. It’s also only a few blocks east of Sony Pictures Studio, an entertainment hub and employment anchor in the city.
Vintage mix of classic and contemporary architecture
Vintage homes in Lucerne-Higuera are on the smaller side — most are two to three bedrooms, two baths and under 2,000 square feet. “This is an older area of the city, so you’ve got stuff built as early as the 1920s through the 1950s,” Cavanaugh says. “But a lot of the old stuff is being torn down in favor of more expansive modern developments, so you have a mix of classic and contemporary.” The neighborhood is overwhelmingly single-family, but a handful of two- to four-unit apartments have been grandfathered in, according to Cavanaugh. Homes in the neighborhood are priced between $1.3 million for a 1920s bungalow under 1,000 square feet and nearly $5 million for a modern linear property over 4,000 square feet.
Culver City High School earns an A from Niche
Culver City Unified is an excellent public school district graded A by Niche. Kids can start their education at Linwood E. Howe Elementary, a walkable community school graded A-minus. Culver City Middle is also graded A-minus, and Culver City High School gets an A. CCHS offers concurrent enrollment on campus with partners West Los Angeles College and Santa Monica College, allowing students to earn college credits free of charge while completing their high school education.
Nearby parks are not necessarily walkable
There are no parks within Lucerne-Higuera, but several are a short distance away. “The parks look close on a map but are not super walkable. You’ve got to cross National Boulevard or the Ballona Creek, so you’ll need to get in the car,” Cavanaugh says. “You can’t just walk straight through across traffic or through the industrial part of the Hayden Tract.” Boasting hilltop views of downtown Los Angeles, the Pacific Ocean and the surrounding mountains, Baldwin Hills Scenic Overlook is just across Ballona Creek adjacent to Culver City Park and part of the broader Kenneth Hahn State Recreation Area. The area is home to the Culver City Stairs, an extremely popular spot to get some steps in. For more outdoor recreation opportunities, Venice Beach is just under 10 miles west via Interstate 10.
Platform shopping mall and breakfast at Destroyer
Multiple commercial and industrial stretches exist in Lucerne-Higuera, home to the Platform shopping mall and within walking distance of downtown Culver City. “The Platform project has boutique shopping and a bunch of trendy little restaurants,” Cavanaugh says. To stock up on groceries, Trader Joe’s and Erewhon are both downtown. Whole Foods and Target are just beyond Ballona Creek. Within the neighborhood, Simonette Restaurant is an upscale French bistro with a lush, vibey patio and craft cocktails. Destroyer is a daytime spot for Scandinavian-style breakfast and lunch. The minimalist décor is stark and clean, with bright white walls, exposed beam ceilings and a concrete floor. This hipster hangout serves a mean porridge and avocado toast.
Walkable to the E Line
Lucerne-Higuera is walkable to downtown Culver City and the Metro’s E Line station on Washington Boulevard. Venice and National boulevards are the neighborhood’s primary thoroughfares and are lined by routes operated by the Culver CityBus. Interstate 10 is just a few blocks north, and Interstate 405 is about 2 miles west. “All of these roads see congestion every day. Traffic is heavy in Culver City — there is no getting around that,” Cavanaugh says. For commuters, downtown Los Angeles is about 10 miles east via the 10, and Santa Monica is 8 miles west, also via the 10. To catch a flight, Los Angeles International Airport is 10 miles away via the 405.
