About Cushing, OK

The pipeline crossroads of the world

The central Oklahoma city of Cushing is one of the most important players in the global crude oil industry, with 13 pipelines converging in this community of 8,000. Oil has been a part of the city’s DNA, with a boom arriving in the early 1900s. After a drop-off in production in the 1970s, several pipeline networks decided to use Cushing’s vast storage capacity, which eventually led to the city being christened the “Pipeline Crossroads of the World.” The oil industry has had a positive impact on Cushing and “keeps the town alive,” says Jewell Jackson, a Realtor with Epique Realty and a resident of Cushing since 2018. “It's just a friendly little town, people here are pretty helpful with each other.”

The pipeline industry’s prevalence and expansion

Cushing’s crude oil tanks can hold around 91 million barrels, with the city boasting the world's largest tank farm. The pipelines also can move almost 2 million barrels a day. Major energy companies such as Valero, Sunoco and Enbridge have pipelines and infrastructure in the city. The area continues to attract investment in the energy sector. In 2023, Southern Rock Energy Partners announced it would spend over $5 billion to open a crude oil refinery near the city. It is expected to start commercial operations in 2027 and bring over 400 jobs.

A mix of housing styles and land for sale

The median price for homes in Cushing is $130,000, less than the state and national median. Homes in the city can vary from ranch-style and bungalows to colonial revival and new traditionals. Plots of land are also for sale within the city and on the outskirts. The oil industry draws people here, but Jackson says, “lately we’ve had many people moving here just to move.” She notes that Cushing’s proximity to Stillwater—25 miles northwest—and its location between Tulsa and Oklahoma City has made it a place of interest for home buyers.

We look forward to helping you turn your goals into reality!

“We chose Sirens and Scrubs as our real estate agent to buy our first property, and it was a great choice for our first purchase. Brian and his wife Nickol helped us from start to finish, making the process, which is usually stressful for many home buyers, both fun and exciting for us. From our first conversation with Brian, where we shared what we were looking for, he made sure our search matched our goals. He was always quick to respond to our questions and was incredible to work with. We highly recommend Brian for anyone looking to buy or sell property. We are so pleased that we are working with him again to purchase another property.”

“As first-time homebuyers, Brian and Nickol were pivotal in our buying process! They have good industry knowledge and were able to provide valuable feedback, such as easy to spot home defects and when we should make an offer vs. when it was best to move on. As far as the actual process – from start to finish they were incredibly responsive, provided us with custom reading materials to learn more about the end-to-end buying process, attended many showings with us, and helped us to negotiate with the sellers. Additionally, they provided stellar recommendations for the title company & inspectors. The inspectors found even the tiniest defects, and the title company was efficient and helped us close on time. We felt well informed throughout the process and have no buyer's remorse. Brian and Nickol are overall super friendly, and we feel comfortable reaching out to them with questions even after the home buying process!”

“Brian is professional, kind-hearted and gracious. It is the exact combination needed when you’re searching for your forever home. Brian stepped up to the plate and provided not just his knowledge but empathy during my search. Brian goes for the big win. He will negotiate the very best options for his clients. It was a pleasure working with him. Especially since I can be difficult. ;)”
