The central Oklahoma city of Cushing is one of the most important players in the global crude oil industry, with 13 pipelines converging in this community of 8,000. Oil has been a part of the city’s DNA, with a boom arriving in the early 1900s. After a drop-off in production in the 1970s, several pipeline networks decided to use Cushing’s vast storage capacity, which eventually led to the city being christened the “Pipeline Crossroads of the World.” The oil industry has had a positive impact on Cushing and “keeps the town alive,” says Jewell Jackson, a Realtor with Epique Realty and a resident of Cushing since 2018. “It's just a friendly little town, people here are pretty helpful with each other.”

The pipeline industry’s prevalence and expansion

Cushing’s crude oil tanks can hold around 91 million barrels, with the city boasting the world's largest tank farm. The pipelines also can move almost 2 million barrels a day. Major energy companies such as Valero, Sunoco and Enbridge have pipelines and infrastructure in the city. The area continues to attract investment in the energy sector. In 2023, Southern Rock Energy Partners announced it would spend over $5 billion to open a crude oil refinery near the city. It is expected to start commercial operations in 2027 and bring over 400 jobs.

A mix of housing styles and land for sale

The median price for homes in Cushing is $130,000, less than the state and national median. Homes in the city can vary from ranch-style and bungalows to colonial revival and new traditionals. Plots of land are also for sale within the city and on the outskirts. The oil industry draws people here, but Jackson says, “lately we’ve had many people moving here just to move.” She notes that Cushing’s proximity to Stillwater—25 miles northwest—and its location between Tulsa and Oklahoma City has made it a place of interest for home buyers.

Cushing Public Schools and health care

Students in the area attend Cushing Public Schools, which has an A-minus grade on Niche. Oklahoma State University is in Stillwater. Hillcrest Hospital has a 95-bed facility in the city with 24-hour emergency services.

Outdoor Spaces and high-flying attractions

Memorial Park is the largest park in Cushing and features a skate park, amphitheater, disc golf course and swimming pool. South of downtown, Lions Park has baseball and soccer fields. Cushing is also home to the Oklahoma Skydiving Center, the state’s largest skydiving school. The Dunkin Theatre has been in downtown Cushing since 1926. The theater has undergone a restoration and now shows movies and live music.

Dining and shopping downtown

Most of Cushing’s dining and shopping destinations are found downtown. Connected to the Dunkin Theatre is Godofredo’s Pizzeria & Tap Room, which serves Neapolitan-style pizzas along with salads and sandwiches. Bensu Asian Bistro serves sushi, pad thai and ramen. Just to the east along Main Street, the Steer Inn has been a staple in the area for over 65 years and features a lunch and dinner buffet, steaks and seafood. Downtown also features small boutique shops, but larger retailers like Walmart are located along Main Street to the east.

Stillwater and Tulsa connections

State Highway 33 forms Cushing’s main street and connects Tulsa’s outskirts. The closest airport is Stillwater Regional Airport, which only has flights to Dallas Fort Worth International. Tulsa International Airport, located 59 miles away, has more domestic connections. Tornadoes and other severe weather events can be a factor, but Jackson notes it is a rare occurrence. “I’ve been here since 2018; sirens have gone off twice,” says Jackson.
