Davis suburb connected by trails and popular with commuters
About 3 miles east of the University of California Davis, suburban East Davis is mainly residential, with midcentury homes on compact lots, plenty of parks to explore, and many top-rated schools within walking distance for local kids. "The whole Davis community is centered around the university, but there are tons of families in these neighborhoods," says CJ Portz, a broker with Fievel Real Estate and Davis local. The entire city of Davis, East Davis included, is connected by a sprawling network of walking and bike trails. There are grocery stores, eateries and a Target right in the neighborhood, and lots more shopping and dining in Downtown Davis, about 2 miles west. The neighborhood is bordered south by Interstate 80, so commuters have easy access to Sacramento, 14 miles east.
Midcentury homes and million-dollar estates
Though lots in East Davis are usually on the smaller side, streets and sidewalks are lush with greenery, including mature oak, sycamore and cypress trees. On the neighborhood’s west side, ranch-style homes and bungalows date back to the 1950s, ‘60s and ‘70s. These three- or four-bedroom homes typically feature prominent two-car garages and vinyl siding, but some have partial brick or wood exteriors; prices range from $500,000 to $800,000, depending on a home's size and condition. On the east side, new traditional homes and bungalows from the ‘80s, ‘90s and early 2000s often have steeply gabled roofs with colored trim. These three- or four-bedroom homes range from $650,000 to $1.1 million, depending on size.
The Lake Alhambra Estates subdivision, in the neighborhood’s northeast corner, features custom-built homes from the late ‘90s and early 2000s. Some are Tudor- and Spanish Revival-style, while others are new traditional with Spanish-style arched doorways or Victorian-inspired elements like turrets. All homes here range from 3,000 to 5,000 square feet, and cost between $1.3 million and $1.9 million.
Rancho Yolo Mobile Home Park, a 55-plus community, sits on the neighborhood’s west side, with dozens of two- or three-bedroom manufactured units, all with covered carports. Most properties date back to the 1970s, but some have been built in the 21st century. Prices range from $150,000 to $300,000 depending on age and condition.
East Davis has a mix of one and two story homes.
The Lake Alhambra Estates subdivision offers larger lots for $1.3 to $1.9 million.

Bordered by Interstate 80, 14 miles from Sacramento
The city of Davis is known for its bike-friendly streets and intricate network of paved trails, also called greenbelts; East Davis is within this network, and most neighbors can get around quickly on foot or by bike. The neighborhood is bordered south by Interstate 80, which leads 14 miles east to Sacramento. The main local roadway is 5th Street, which leads about 2 miles west to Downtown Davis and 3 miles west to the University of California Davis, a major local employer. UC Davis’s bus system, Unitrans, runs all over town and has numerous stops in East Davis; students ride for free while others pay a discounted fee. Sutter Davis Hospital is about 4 miles away, while Sacramento International Airport is 18 miles away.
East Davis has everything one needs to succeed.

Interactive science museum within Mace Ranch Park
On the neighborhood’s east side, Mace Ranch Park offers play areas and wide-open fields dotted with sycamore trees; also here is the Explorit Science Center, a science museum designed to encourage curiosity in young people. The nearby Slide Hill Park has more playgrounds, as well as an off-leash dog area and a public pool where locals can cool off in the hot summer months. Even more parks are scattered throughout the neighborhood, connected by a network of greenbelts and trails. The Davis Cemetery District & Arboretum, in the center of East Davis, features over 150 plant species that bloom across the seasons, providing a leafy, colorful backdrop for historic and contemporary resting places.

Informal eateries and breweries on the south side
Small shopping plazas are found around the neighborhood, usually anchored by a grocery store like Nugget Markets or Grocery Outlet. Locals can also head to these plazas for locally owned casual eateries and takeout spots like Taqueria Davis, which serves Mexican, and Tasty Gourmet, which serves Chinese cuisine. At the southern end of the neighborhood, near the highway, a handful of business parks include research and agricultural facilities. There’s also a Target that many residents can walk or bike to, and a few breweries like Sudwerk Brewing Company, which serves German-inspired beers like the People’s Pilsner. The Davis Musical Theatre Company, housed in the same building as Gracepoint Davis Church, produces 11 yearly musicals, including both main stage and “young performers” productions.

Annual Loopalooza bike parade held in May
Davis’ pro-biking attitude is on full display during Loopalooza, an annual bike parade in May that loops around all of Davis. Participants can start at any point on the bike loop, and stations are set up at parks along the route, including Mace Ranch Park, with booths from local organizations and plenty of activities for all ages.
