Specialized subdivisions like the eco-friendly Village Homes
Development began in the 1970s with subdivisions like Village Homes, an eco-friendly community founded by Stanley Davis. Two-thirds of the sustainability-focused Village Homes have solar panels, and a community network of swales catch rainwater that's reused to irrigate trees and gardens that residents can harvest for fruits and veggies. In the Stonegate Country Club Community, homeowners must belong to the namesake country club and the Stonegate Homeowners Association. The subdivision was built around Stonegate Lake, and some waterfront homes have small private docks. Other in-fill developments have since taken up most of the empty lots in West Davis, and many have their own parks and community spaces.The narrow suburban streetscapes here are shaded by mature oak and sycamore trees, and most single-family homes were built between 1970 and 1990, including bungalows and ranch-style homes with vinyl or stone exteriors, prominent two-car garages and low-slung shingle roofs. Some feature Spanish Revival-style elements like barrel-tile roofs and arched doorways. Prices generally depend on size and square footage; three-bedroom homes range from $600,000 to $900,000, while four-bedroom versions range from $900,000 to $1.3 million. Homes on quarter- or half-acre lots are generally in high demand, with prices ranging from $1.3 to $1.9 million.
Newer subdivisions in West Davis' northeast corner were mainly developed between 1990 and 2010, with multi-story new traditional homes that feature covered front porches and overhanging, cross-gabled roofs; prices range from $900,000 to $1.2 million. The neighborhood's few condo and townhouse complexes were primarily developed between 1970 and 2000, with attached or detached units that have between one and four bedrooms. Townhouse and condo prices depend on square footage and the number of bedrooms, and range from $400,000 to $750,000,
Arroyo Park and other community green spaces
Arroyo Park is the neighborhood's largest park, with climbing structures, playgrounds and a toddler area. In the summer, when temperatures regularly rise above 95 degrees, residents can visit the park's Olympic-sized swimming pool to cool off. Westside Park, on the neighborhood’s east side, features basketball courts and a soccer field, while West Manor Park, on the west side, has tennis courts and more playgrounds. Village Home Community Park was constructed for its namesake subdivision, with lots of open green spaces, mature oak trees and flower beds. To the northeast is West Pond, a popular spot for birdwatching. Local kids can attend Patwin Elementary School, rated A by Niche and located near the neighborhood’s center. The school offers robotics and gardening programs, as well as an annual Harvest Festival with pumpkin decorating and other games. The A-rated Ralph Waldo Emerson Junior High is also located in the heart of West Davis, offering extracurriculars like the Brawl Stars Club, where students can socialize and form new friendships while playing video games. Davis residents pride themselves on the community’s commitment to bikability. “The bike lanes here are wider than car lanes,” Aljabiry says. “Our town logo is a bike, and we have an annual bike parade.” The City of Davis, Bike Davis and other community organizations host the annual Loopalooza in the first week of May, with a 12-mile bike loop throughout the whole town. Participants can start at any point on the trail and travel in either direction, stopping at various parks along the path, including Arroyo Park in West Davis, for activities, games and food vendors.Connected to the rest of Davis with bike lanes over the highway
Downtown Davis is about 3 miles southeast on the other side of Highway 113, and downtown Sacramento is about 19 miles east on Interstate 80. Bike lanes on West Covell Boulevard make it easy to cross over Highway 113 without a car; Davis as a whole is lined with miles of bike lanes. Unitrans buses also connect the neighborhood with the rest of Davis, and the Yolobus travels from here to Sacramento. Sutter Davis Hospital is just north of the neighborhood, and Sacramento International Airport is about 20 miles away.Westlake Market and local restaurants on the neighborhood's west side
The Westlake Market grocery store anchors a small shopping plaza on the neighborhood’s west side. Here, Mandro Teahouse serves bubble tea and Korean desserts like mango bingsu, a milk-based version of shaved ice. At locally owned Lamppost Pizza, diners can enjoy a slice while watching the game or order a pie for delivery. Osteria Fasulo, near the neighborhood’s center, is an upscale Italian restaurant with extensive outdoor seating, and Super Owl Brewery is the neighborhood's one nightlife option, offering craft beers like their Bicycle Rights Pale Ale. Locally grown produce and live music is a 2-mile bike ride away at The Davis Farmers Market. “The Davis Farmers Market is our town hub,” Aljabiry says. “Even on rainy days, people come out, bring their families and blankets and just relax there. There is so much going on."
