A historic neighborhood that needs a new coat of paint
The historic neighborhood of Santa Clara has come a long way toward restoring the community that began with Dayton's industrial boom at the turn of the 20th century. However, there's still progress to be made. "We took a real hit during the recession," says Gloria White, president of the Santa Clara Neighborhood Association. "But I feel positive about our neighborhood. We're working our way back and need good people to join us." That level of civic pride, combined with value-priced historic housing, is the sort of draw that brings new residents to stay every year. "There are people that have lived there for 20 to 30 years and won't leave because they have worked hard on their homes," says Tammy Murphy, who has worked in Dayton real estate since 2011. "They know their value." All of this can be very appealing to homeowners who don't mind a challenge, but renovations and a crumbling historic business district will take time and patience.

Baseball at the home of the Dayton Triangles
Nearby Triangle Park was once the home of the Dayton Triangles, a professional football team popular in the 1920s. Since its heyday, the stadium has been torn down and replaced with a soccer field, paved paths for hiking and biking, and a baseball diamond. Five Oaks Park features picnic pavilions, playground equipment and a splash pad for when the weather gets hot.

Older homes with potential
The homes of Santa Clara are a mixture of beautifully restored classic homes and timeworn shells that have never known the simple pleasures of a new coat of paint. However, this contrast shows the potential in the neighborhood: Tudors, Cape Cods, bungalows and American four squares dot tree-lined streets. Well-worn sidewalks connect residential zones, making the area easily walkable. Driveways and garages are infrequent, making street parking the norm for most of the area. Most homes will require renovation, though some examples are flipped and ready for residents. A fixer-upper Prairie-style home can start in the mid-$20,000s, while a renovated four square can reach the mid-$80,000s. A fully restored centennial Craftsman can peak in the high $100,000s. The combination of value and location is one of the main draws to Santa Clara. "There aren't many other places where you can live 10 minutes from downtown and buy homes for around $40,000," Murphy says.

Groceries at the Gem City Market
Santa Clara was once the home of a thriving business district, though most of its historic buildings and shops have been boarded up. What little shopping can be found on North Main Street isn't always reliable in the neighborhood, necessitating trips further away for groceries and general shopping. "We're in a bit of a food desert here," admits White. "There isn't much for us right here in our neighborhood, and that makes a lot of our shopping more difficult. The Gem City Market in Five Oaks, she says, has become a popular spot for many Santa Clara residents.

Daily events at the Dayton Library
The Dayton Metro Library Northwest Branch has proved to be an excellent resource for local events and entertainment, including after-school homework help, book clubs and coding clubs. "We really depend on our library here," Gloria White says. "It's amazing the resources they have." Downtown Dayton celebrates the African American diaspora yearly with live music, art and food vendors every August during the Dayton African American Cultural Festival.

Study the classics at Dominion Academy
Ohio Schools offer Open Enrollment, allowing parents to choose schools for their children regardless of their school district. Students can begin at Fairview Elementary School, which scores a D-plus on Niche, before attending Edwin Joel Brown Middle School, which has a C-minus. Finally, they can enroll at Belmont High School with a C-plus. If a student is interested in private education, they can consider the B-plus-rated Dominion Academy of Dayton, which specializes in the classics. "We have our classical core," says Dominion Academy admissions coordinator Elizabeth Furst. "Then we focus on core enrichment, which includes the arts and STEM for K-12."

A straight shot into downtown Dayton
The east side of Santa Clara is bordered by North Main Street, which offers a direct line into downtown Dayton, 2.5 miles south. Public transportation through the Dayton RTA is widespread, and several stops on the bus line can be found on Salem Avenue.
