Growing economy includes development of nearby Texas Instruments plant

Growth on the northern edge of the Metroplex and economic opportunity go hand in hand. A revitalized downtown and the presence of Lake Texoma have contributed greatly to the expansion of the city’s economy, which has traditionally been based around manufacturing and healthcare. Texoma Medical Center is Denison’s largest employer. The economy and the population will soon get an additional boost from the Texas Instruments semiconductor manufacturing plant in neighboring
Sherman. The project is in the early phases of development. It is expected to generate thousands of jobs that will attract highly skilled workers. “They’ve got some of it done … and they’re going to continue building for the next 5-10 years,” says
Grant Gilbert of Dean Gilbert Realtors in Sherman. “They’re not anywhere close to being done.”

New tract homes have transformed the residential landscape

The Denison-Sherman metro area ranks third in the nation in new construction per capita, as a growing collection of contemporary homes, most in planned developments, has transformed the city’s residential landscape. “We’ve ended up with a ton of tract homes, so it’s a buyer’s market,” Gilbert says. The expansion shows no signs of slowing, with new projects planned. The most notable is Preston Harbor on Lake Texoma. Officials have broken ground on the $6 billion project, which will be developed over 10 years. Plans call for thousands of homes and multifamily units to be built across more than 3,000 acres in the city’s northwest corner.
The city’s oldest homes date to the 19th century. Large Victorians and Colonial Revival homes stand out among the historic offerings in the heart of town. Other classic styles along Denison’s tree-filled streets include cozy cottages and Craftsman bungalows. Ranch-style homes and other midcentury designs are prominent, and acreage homes are common outside the city limits. Homebuyers have plenty of sizes, styles and price points from which to choose. Prices typically range from under $100,000 to more than $1 million, and the median sales price is $250,000.
“There’s so much on the market that if a home isn’t priced right, you can find a home that is priced right,” Gilbert says.

Popular restaurants and events in the city's award-winning downtown

Downtown Denison won the 2025 Great American Main Street Award from Main Street America, and early in 2026, it received the inaugural President’s Award for Best Texas Downtown. Revitalization began in 2016, and the long-running efforts resulted in the development of a charming, walkable district that is the heart of the community. “The city has done a great job of cleaning up downtown. There are all sorts of businesses and restaurants. It’s a pretty lively place,” Gilbert says. More than 200 local businesses serve the varying needs of a growing population. Residents have access to everything from cafes to brewpubs to upscale restaurants to contemporary entertainment venues. Gilbert says his favorite dining destination is Emily’s Kitchen, a contemporary twist on Tex-Mex. Downtown is also the center of community activity. Seasonal events include concerts and farmers markets, while signature annual celebrations include the Doc Holliday Festival and Fourth of July fireworks.

Lake Texoma a center of recreational activity, housing growth

Development around the lake is the centerpiece of efforts to make Denison a lifestyle destination. Lake Texoma is one of the largest reservoirs in the United States. It is known for fishing, especially striped bass. It is also a popular spot for boating, hiking and camping. Featured nearby lakeside attractions include Eisenhower State Park and Island View Park, known for its sandy beach. Denison offers plenty of additional recreation. Highlights include:

Denison Independent School District is highly rated

The city is served by the highly rated Denison Independent School District. There are five elementary schools, which feed into an intermediate school, a middle school and Denison High School. Pathways High is a public alternative school. Denison ISD allows students to apply for transfers into and out of the district.

Convenient commutes to Sherman and other cities along U.S. Highway 75

U.S. 75, the region’s main connector, runs through Denison. It provides direct commutes south to cities such as Sherman, McKinney, Plano and Dallas, which is about 75 miles away. McKinney, about 45 miles away, is home to a national airport that is set to open a passenger terminal and begin commercial flights by early 2027.
