Range of pricing in old and new homes
Builders are busy in Denia, as new homes pop up in master-planned subdivisions. These homes range in price from $340,000 to $500,000. Plots of land are also available on the edges of Denia, spreading through the subdivisions. Sidewalks line the new construction areas, but are not guaranteed on streets with older homes. The new construction complements the collection of homes built mainly between 1960 and 1980. “There’s a good mix of established homes and brand-new developments, and that gives the neighborhood some character,” says Mallouf. Newer homes have mandatory homeowners associations, with monthly fees dedicated to maintenance, access to facilities and management. “You can get an established home in the high $200,000s to the mid-$300,000s, but then you get an older, midcentury-modern home that people go crazy for because of the architecture that can list in the $600,000s,” says Mallouf. “So there’s not really a true range because everything is so unique.” There are also a fair amount of renters due to the University of North Texas being just north of Interstate 35E.New school buildings in the Denton ISD
The neighborhood is home to Frank Borman Elementary, which earns a B-minus from Niche and offers the Primary Years Programme, the first phase of the International Baccalaureate World School curriculum. “We just voted for a complete replacement campus that will be built right by Denia Park in the next five to 10 years,” says Mallouf. “When we see growth coming, we vote for new schools.” Students then attend McMath Middle School -- rated B by Niche -- and Denton High School, which gets an A-minus. Denton High features a new state-of-the-art campus that opened in 2022. The high school traces its roots to 1884. “I went to Denton, my daughter just graduated from there, and my son goes there now,” says Mallouf. “The teachers and administrators really do care about making this a great place to live and a great place for an education.”Interstate 35 reconnects with access to DFW
Interstate 35 splits, going through both Fort Worth and Dallas before reconnecting 35E and 35W in the northwest corner of Denia. There is no public transportation within Denia, but about 2 miles north, the A-train commuter rail connects to Dallas.
A few neighborhood stores and nearby big box stores
Stores and restaurants are located along the Fort Worth Drive corridor, which acts as the eastern border of the neighborhood. La Azteca Meat Market is a full-service grocery store, while Mr. Frosty is an iconic Denton drive-in that first opened in the 1950s. Sam’s Club and Walmart Supercenter are about 2 miles north. For local products, the Denton Community Market, more than 1 mile north, is open every Saturday from March to December. A little less than 2 miles east, the Golden Triangle Mall has over 50 stores anchored by Dillard’s and JCPenney.Denia Park and recreation center
The neighborhood’s main park, Denia Park, is a traditional green space anchored by four baseball fields that sits next to the Denia Recreation Center. The recreation center has classes and programs, like a youth archery class. The park also has a full-sized soccer field and three half-courts for basketball. “It’s a nice park that’s not too busy, but on the weekends, you’ll hear a lot of laughter and sports,” says Mallouf. In the south of the neighborhood, the Hills and Hollows Scout Camp is mostly used for weekend excursions for scouters of all ages.Summer camps and jazz festival in October
The Denia Recreation Center has both indoor and outdoor summer camps for children. Denton celebrates jazz over three days in October at the Denton Arts & Jazz Fest. On six stages throughout Quakertown Park in downtown Denton, the festival showcases primarily artists from Texas. There are indoor and outdoor vendors.University of North Texas
Denia is home to a section of the University of North Texas, first opened in 1890. The campus’ football, soccer and baseball stadium's are located within the neighborhood, with the rest of the university across Interstate 35E.
