Charter is a neighborhood with many townhouses and condo complexes, about 30 minutes southwest of Denver. In the east, streets are quieter, with mostly residential buildings. Meanwhile, in the west, a steady stream of traffic surrounds a variety of restaurants and shops. Colorado Highway 470, a major Denver thoroughfare, runs through the neighborhood and facilitates commutes to employment centers, Rocky Mountain parks and ski slopes.

Housing options in Charter and price comparisons

Charter’s homes are predominantly owner-occupied. “That has a lot of condos and townhomes, so a lower price point there, so people are trying to get into that general area of southern Littleton but inside of 470,” says Realtor Christopher Nowakiwsky with Re/Max Professionals, who has about a decade of experience in the industry. Home prices rise on the west side of C-470, where they are closer to the Rocky Mountains. Charter’s median sale price is in the upper $300,000s. It is similar to the average home value, which is roughly $300,000s lower than that of the average home value in surrounding neighborhoods, such as Meadowbrook Heights and Chatfield Bluffs.

Charter’s communities have homeowners associations and shared spaces

Townhouses and condos are in communities, and some include outdoor amenities. Redstone Ridge Condominiums at Deer Creek has a pool. These developments often have homeowners associations that oversee the upkeep of shared spaces. Monthly HOA fees vary by complex and year, and many fees in this area range from about $200 to $350. “Compared to other communities, the homeowners association fees are fairly reasonable for such a high level of upkeep,” says Greg Milano, broker associate at Compass, who has been in the real estate industry for over 30 years.

Well-regarded Jeffco schools are a short walk up the road

Charter is in the attendance boundary of the Jeffco Public Schools district, a highly rated school system. The district offers school choice through magnet schools and open enrollment, allowing students to attend a school outside their zone if space is available. Mortensen Elementary School, just north in the Dakota Station neighborhood, is highly rated. Falcon Bluffs Middle School also earns a high rating and is within a 10-minute walk of some complexes in the neighborhood’s southern region.

Ways to get around Charter without public transit

Public transit is not readily available in Charter; however, there are many other ways to get around besides buses or the light rail:

  • C-470 leads to the Denver Tech Center, about 25 minutes away.
  • The C-470 Bikeway connects to Chatfield State Park within a 30-minute bike ride.
  • Sidewalks on Chatfield Avenue and Remington Place lead to restaurants in Charter.

Parks and natural recreation are within a 10-minute drive of Charter

Deer Creek Park and Pool, a Foothills Park & Recreation District offering, includes a wetlands habitat where you can watch songbirds. It also has an outdoor lap pool, a wading area and a waterslide zone. A tennis court with pickleball lines and a playground are available at Dakota Station Park.

About 10 minutes south of Charter, Denver Botanic Gardens Chatfield Farms spans 700 acres with nearly 3 miles of trail and historical buildings dating back to the 1800s. The natural space is adjacent to Chatfield State Park, which is home to Chatfield Reservoir, campgrounds and a swim beach. “Proximity to Chatfield State Park is a huge deal. Especially for pet owners who live in condos, being close to supposedly one of the best dog parks in the state is a big draw,” Milano says. During the warm months, water sports enthusiasts flock to the reservoir, bringing their paddleboards and water skis.
