In southeast Denver, a buzz is emerging around Washington Virginia Vale. In the past, many might’ve overlooked this neighborhood. It’s a neighbor of Cherry Creek, a flashier destination known for upscale amenities. “One of the things that makes that area special is that it’s close to everything but more affordable compared to most neighborhoods around it,” says senior broker associate Mary Gerwin, who has over 20 years of experience in the industry. “Most homes have been renovated, so they’re move-in ready,” Gerwin says. But what makes Washington Virginia Vale stand out is a bit of country flair thanks to the nearby Four Mile Historic Park and an emphasis on outdoor recreation.
Ranch-style homes in varying hues
Much of the housing stock features homes from the 1950s and 1960s. They can sell in just a few days due to the neighborhood’s growing appeal for having hip entertainment options on top of a quiet residential lifestyle. “You have a lot of one-story ranch-style homes with one-car attached garages and large yards. It’s post-war housing built after 1945, so the basement ceilings are high, making them much more useable. The area tends to have a lot of double lots. It feels more suburban than urban,” Gerwin says. Brick ranch-style homes with fenced yards start around $500,000 and topple over $1 million based on lot sizes and interior updates, in addition to newer, contemporary builds. Condominium and townhouse communities are also available, with prices ranging from the $200,000s to the upper $600,000s for a modern townhouse with an attached garage.
Eco-friendly schools in the neighborhood
The Denver Public Schools District serves the community, earning high distinctions on Niche and with an environmental focus. The B-plus-rated Denver Green School serves both elementary and middle school students and has a “farm to cafeteria” program where produce grown on a one-acre site gets used in school meals. Students then move on to the A-minus-rated George Washington High School - one of the few Denver schools that runs a Garden of Youth program, which teaches students with disabilities how to grow, market, and distribute produce.
Afternoon strolls around Garland Park
Open green spaces are another prime meeting spot for the community in Washington Virginia Vale. Garland Park stretches across 50 acres with walking trails, a playground and a creekside bike path past Lollipop Lake. The park also features a range of athletic facilities, like baseball, volleyball, basketball and tennis courts. The park also has a community garden established in 2013 between Denver Urban Gardens and McMeen Elementary. Those opting for an indoor escape can head to Bowlero Cherry Creek for an afternoon at the bowling alley.
Essentials along Leetsdale Drive
Locals can pick up weekly essentials at nearby Target and PetSmart outside the neighborhood and grab groceries at King Soopers or Natural Grocers. After running errands, swing by Zaidy’s Deli & Bakery, a local favorite that’s been dishing out deli classics like Rueben sandwiches since 1985. Residents from surrounding neighborhoods flock to Inga’s Alpine Tavern for the extensive international cuisine and specialty cocktails and for the regular musical events. Other local favorites include Santiago’s Mexican Restaurant for burritos and street-style tacos. “Santiago’s is the best breakfast burrito in town,” Gerwin says.
Tours, classes and events at Four Mile Historic Park
As one of east Denver’s oldest neighborhoods, Washington Virginia Vale is home to Four Mile Historic Park – which features one of the city’s oldest standing buildings and a working farm. Built in 1858 as the last stagecoach stop on the Cherokee Trail, four miles out from Denver, today, locals can dive into pioneer history on a guided tour or enjoy one of the events the park hosts. Here, locals can enjoy everything from Easter egg hunts to Halloween Haunts and the annual Swallow Hill Music’s Shady Grove Concert Series in the summer. Classes like jewelry making and yoga are also available. “I went to Four Mile House for goat yoga,” Gerwin says. “They bring in a herd of goats, which jump on your back while you’re on your mat. It’s hilarious.”
Bike rides and drives to downtown Denver
Connectivity to downtown remains a big part of Washington Virginia Vale’s identity. Residents can enjoy bike rides to downtown Denver, thanks to the Cherry Creek Trail. Those who prefer to drive can hop on East Cherry Creek or Leetsdale Drive for a 7 mile commute. Bus stops are also available along Leetsdale, while Interstate 25 lies west of the community. Those looking to travel further have nearby access to Denver International Airport, while Rose Medical Center is the nearest general hospital about 3 miles away.
