Neighborly vibes between San Francisco and Sacramento
Located 23 miles southwest of Sacramento, Dixon, California emerged as a stopping point on the Union Pacific Railroad. Today, Dixon residents find their community’s neighborly, small-town feel is worth its weight in gold. “It’s the type of place where neighbors you don’t even know will wave at you as they drive by,” said Jerry Bassler, a real estate agent with Realty Agents Inc. and a Dixon resident of 25 years. “Nowadays, I doubt you’ll see that in bigger cities.” Many military families settle in Dixon because it is close to the Travis Air Force Base 18 miles away. Miles of farms growing California fruits and veggies dot Dixon’s perimeter, yet there’s more to this suburban town. Locals benefit from good schools, spacious parks and proximity to two of California’s major cities.

Dixon residents have many grocery stores from which to choose, including Safeway, Walmart and Grocery Outlet. The Vacaville Premium Outlets, 11 miles away, offer upscale shopping options. Residents frequent locally owned stores to stay closer to home. Dixon Florist and Gift Shop has shelves stocked with bright green houseplants and unique gifts. Taqueria Panchita, a local favorite, has a selection of breakfast options, burritos and tacos. Dawson’s Bar and Grill has been a Dixon mainstay since 1908, serving various choices from southern-style breakfast to sandwiches for lunch to Italian dishes for dinner.

Fairs and festivals entertain in Dixon
The Dixon Speedway roars to life as micro sprint cars zoom around the dirt track on Fridays and Saturdays. The annual Dixon May Fair boasts a demolition derby, tractor pull and bull riding. Those fairgrounds are also the location of the Lambtown Festival, celebrating all things sheep with competitions, workshops and vendors.
Historic bungalows and newer tract housing in Dixon
Downtown Dixon has historic homes, including craftsman bungalows. Newer tract housing and custom houses are common throughout the city. Many of its streets have sidewalks suitable for an evening stroll and small, well-maintained lawns scaped with short grass or stones. “The values are good because inventory is pretty low, and whenever there is low inventory, homes seem to keep their value,” Bassler says. Properties fall around $700,000 to $850,000 for four and five bedrooms. Two-and-three-bedroom places go for $500,000 to $700,000.

Parents can opt for child-centered learning
Dixon’s students are part of the Dixon Unified School District, which gets an overall B-minus grade from Niche.com. Tremont Elementary School gets a B, as does Dixon High School, which offers Advanced Placement classes. John Knight Middle School gets a three out of 10 rating from Greatschools.org. Dixon Montessori, a B-plus K-8 magnet charter school, incorporates the child-centered Montessori model with a project-based learning environment to help students develop self-motivation and independence.

Patwin Park, Northwest Park, Veterans Park and Hall Memorial Park all come with large grassy lawns ideal for kicking a soccer ball, playgrounds for little ones and picnic tables. Jepson Prairie Preserve bursts with colorful wildflowers in the spring. Families might enjoy waving to the sheep that graze along the 1.7-mile loop trail at Grasslands Regional Park. The Putah Creek State Wildlife Area is 21 miles from downtown Dixon and well worth the trip, offering picture-worthy views of gently sloping to steep hillsides of native California flora.
I-80 goes to Sacramento, San Francisco
Dixon residents use the nearby Interstate 80 to commute 23 miles to Sacramento or 66 miles to the San Francisco Bay area. The town offers public transportation in the shape of Readi-Ride, a dial-a-ride bus system taking passengers to their requested destinations within Dixon city limits. The Sacramento International Airport is about 27 miles away from downtown Dixon. There are three hospitals within a 10-mile radius, including Kaiser Permanente Vacaville Medical Center, which is about 8 miles away in Vacaville.
