Ample areas for outdoor fun
Morley Heights-Parkview touches two of northern Duluth’s prized green spaces. One is Janette Pollay Park, a nearly 20-acre wooded area through which a branch of Amity Creek flows. Although the park lacks typical amenities like playground and sports courts, its centrally located cabin is used by Girl Scout troops for camping. Farther north along Jean Duluth Road, Lake Park Athletic Complex is known for its baseball, softball and soccer fields. Jean Duluth Dog Park is adjacent. Northland Country Club is an 18-hole course designed by renowned architect Donald Ross and is among the country's Top 100 classic course. Come fall, the Hawk Ridge Nature Reserve becomes one of Duluth’s prime recreational areas. More than 200 acres of wooded trail systems offer a day hike with wildlife views. Bird watchers come in September and October to observe the migration of birds of prey. On the eastern edge of the neighborhood, horse farms such as Sweet Water Farm Equestrian sell, board horses and train riders for shows.

Older homes along worn streets
Six streets intersect on the north side, forming a relatively small area of single-family homes, which vary in lot size. Many of the homes in this area are from the first half of the 20th century, several with updated, almost modern-looking exteriors. Broker Frank Messina of Messina & Associates Real Estate compares the home search to that of car shopping. “Some people like really fancy homes; other people want something functional. Some want new homes, some want the older homes,” he says. These older ranch and bungalow styles average between $250,000 and $450,000. Farther south around Morley Heights Park, curving streets feature bungalows, traditional and ranch-style homes, many of which have three bedrooms. These sell for between $240,000 and $420,000. New construction is rare.
