Three Springs is a planned community, but no two homes look alike. The Craftsman builds have a modern vibe with slanted roofs, stone detailing and open floor plans. Most homes have private driveways and multicar garages, plus enclosed backyards and sidewalks, making it easy to get around. Single-family homes in the neighborhood cost between $550,000 and $950,000, while townhouses are in the $500,000 to $700,00 range. “Prices are going up, but you can still get in and see appreciation on your investment,” says Meininger. Homeowners may experience some highway noise on the southern end of the neighborhood near Route 160, but the northern end of the neighborhood is quiet. Locals head out on the Three Springs Trail System, a mix of natural and paved pathways throughout the neighborhood and surrounding area. The system includes the Spur Line Trails, 6 miles worth of beginner trails for biking, hiking and snowshoeing. For a more challenging hike, Switcher Loop is a 2.7-mile intermediate trail with more dramatic altitude changes. Residents gather at Three Springs Plaza in the heart of the neighborhood. The plaza features open green space, benches and a stage for local performances. “We get some really great music acts at the plaza and throughout Durango, which might surprise some,” says Meininger. Three Springs also has 12 pocket parks in the neighborhood for children to explore. The Anytime Fitness is ideal for residents who like to stay fit.Dining at Taco Boy and HomeSlice
Taco Boy Durango is a casual Mexican joint with a full bar and sombreros hanging from the wall. Locals come in to enjoy street tacos and a beer on the outdoor patio. HomeSlice Pizza customers check out the daily specials on the chalkboard menu and look at the murals on the wall painted by local artists. Diners grab a stool at the long wooden high-top tables and enjoy a slice of pizza, calzone or sandwich. Upper East Side Coffee Company has breakfast and lunch specials as well as dozens of coffees on the menu. The large mural of the Animas River on the building’s façade encompasses an outdoor seating area. . Sunnyside Farms Market is a boutique grocer with selling craft beer and wine, plus prepared foods. The market also has a butcher shop offering the classics like beef, chicken and pork, plus wild game like elk, bison and rabbit. For more groceries, Walmart Supercenter is 4 miles away. “There’s been a lot of commercial building happening recently,” says Meininger. “You might need to go 10 minutes for groceries now, but that will likely change soon.”Durango High passes the test
Kids in Three Springs attend the Durango School District 9-R, beginning at Florida Mesa Elementary. Florida Mesa holds a B rating on Niche and has a 12-to-1 student-teacher ratio. The school features a specialized track for gifted and talented students. Next is Escalante Middle School, which also has a B rating. Teens commute 8.5 miles, about 20 minutes, to the A-minus-rated Durango High School. Bus routes from all over La Plata County conveniently take students to Durango High.Access to the Durango-La Plata Airport
Three Springs has no public transportation, so residents need cars. The neighborhood is bordered to the south by Route 160, which provides direct access to Durango 7.5 miles to the north. The Durango-La Plata Airport is just 9 miles away and has daily flights to Denver, Dallas and Phoenix.
