A neighborhood tied to Durham’s Black History
Named after Durham’s Black Wall Street icon Charles Clinton Spaulding, the Spaulding Community sits less than 2 miles south of Parrish Street. That’s where C.C. Spaulding and his business partners ran the highly successful North Carolina Mutual Life Insurance Company in the early 20th century. Black history surrounds the Spaulding Community, with the historically Black Hayti District to the north, a historically Black university to the east and White Rock Baptist Church, where Martin Luther King Junior gave a speech following the 1960 Woolworth sit-in, to the south. This diverse neighborhood close to downtown attracts homebuyers for its affordability. “Most people who come here are from out-of-state,” says Flo Jacques, a longtime Triangle local and Realtor with The Flo Estates, LLC, brokered by eXp Realty. “The Triangle gives you all four seasons, too. Plus, you’ve got mountains to the west, the ocean to the east.”
Durham is growing, and residents in the Spaulding Community are at the center of it all.

From renovated bungalows to brand-new Modern Transitionals
Spaulding Community’s single-family homes line wide and winding streets that flow over the neighborhood's rolling hills. Small ranch-style homes, cottages, bungalows and Colonial Revivals from the 1940s through the early 2000s are the most popular architectural styles. However, there’s a growing collection of Modern Transitional builds from the 2010s through today. These homes, ranging from brand-new and freshly renovated to carefully preserved and needing renovation, rest on lots between a tenth and a quarter acre. Yards are neatly trimmed and modestly decorated with shaped shrubs and shade trees. Home prices here are down 8% from 2023 to 2024. Properties typically cost between $200,000 and $500,000.
Small cottages can be found throughout the Spaulding community.

My Durham afterschool program provides new experiences
The muralled basketball courts at Hillside Park accompany a baseball field, community pool and playground less than a mile up the street from C.C. Spaulding Elementary School. A handful of Rockwood Park’s amenities are muralled, too. The ball court and expansive playground equipment are surrounded by dense, old-growth trees, creating an immersive nature experience. Similarly, Elmira Avenue Park off Fayetteville Street has nearly 12 acres of woodsy walking paths and amenities. Third Fork Creek runs along the park’s southern border, where Rocky Creek Trail parallels the water, an easy hike through the trees.The neighborhood has access to two community centers: W.D. Hill Recreation Center and Weaver Street Recreation Center. Both offer the free My Durham afterschool program for teens, providing access to a teen lounge, plus various activities and experiences. “The main focus is to be a safe place for teens after school,” says Alex Hurdle, the recreation operations supervisor for Durham Parks and Recreation. He says basketball is the big draw. “We have our My Durham Night Flight Basketball League for teens. Each recreation center formulates its own team, and then we compete against each other on Friday nights.” But the programming goes beyond team sports. “We just finished a sneaker design course back in the fall. Teens got to design their own shoes. They started by choosing what sneakers they wanted, and then the kids got to paint them and take them home,” Hurdle says.

Shopping at the Durham Green Flea Market
The Durham Green Flea Market is one of many hubs along Durham Freeway, not far from the Spaulding Community. From fresh produce to pottery, leather boots and car parts, the flea market covers many bases in one unmissable, minty green building. Along Fayetteville Street, Food Lion sits across from Parkview Mini Mart for day-to-day needs. Farther east on University Drive, Westgate Shopping Center offers retail outlets alongside various restaurants, Sam’s Club and Li Ming’s Global Mart. “There are so many awesome, authentic, delicious restaurants around the Triangle area,” Jacques says. “From Caribbean to Asian to traditional American and southern food like barbeque, they’re all gems.” Beloved haunts like Let’s Eat Soul Food, Cocoa Cinnamon or Lula and Sadie’s are all within a few miles of the neighborhood.
Most people in the Spaulding community go grocery shopping at Food Lion on Fayetteville road.

The benefits of living next to North Carolina Central University
North Carolina Central University, an HBCU, neighbors the Spaulding Community, making it an attractive choice for students and staff. Residents can use on-campus amenities, explore the NCCU Art Museum or catch a football game at O'Kelly-Riddick Stadium. Durham Public Schools offers school choice through a lottery system for families interested in its magnet and Montessori schools. The schools assigned to Spaulding Community start with C.C. Spaulding Elementary. Earning a C-minus overall rating from Niche, the diverse school atop a hill celebrates its melting pot of cultures through events like Hispanic Heritage Night. Brodgen Middle gets a C rating and offers a full roster of sports, from basketball and soccer to cross country and wrestling. High school students attend either Hillside High or Jordan High. Hillside receives a B-minus and offers a Business & Finance Academy. Jordan gets a B-plus and is supported by its Parents of Black and Brown Scholars organization. The A-plus-rated Camelot Academy and Mount Zion Christian Academy, which earns a B-plus, are nearby private options.Spaulding Community neighbors North Carolina Central University, a top-ranking HBCU. Its top programs include Business Administration and Criminal Justice. Durham Technical Community College is a short drive away, offering programs in various career pathways, from health & wellness and the arts to skilled trades and information technology.

Traversing the Triangle
Residents in the neighborhood's northernmost section can reach Downtown Durham on foot, but the community is mainly car-dependent. South Roxboro Street is a main road through the neighborhood and is used to reach the Durham Freeway for commutes to Duke University Hospital. The roughly 7-mile drive to Research Triangle Park doesn’t require getting on a highway. “The Research Triangle Park is a huge reason people move here,” Jacques says. “There are so many corporate companies, like Apple and Google. They’re massive employers.” Raleigh’s city center is about 25 miles southeast on Interstate 40, with Raleigh-Durham International Airport sitting about 13 miles into the commute. U.S. Route 15-501 is predominantly used to visit Chapel Hill, 11 miles southwest. GoDurham bus stops are scattered throughout the neighborhood, and cyclists can use the American Tobacco Trail, which passes through downtown and heads south beyond the city limits.

Crime in Spaulding Community
