Newly built homes line the streets of Blackstone, a sprawling suburban community of El Dorado Hills that’s surrounded by rolling meadows and Northern California scenery. It’s one of the city’s newest communities and consists of more than 1,400 homes built within the last two decades. Residents are only 2 miles from shops and restaurants in El Dorado Hills Town Center, and 30 miles from Downtown Sacramento, making for a manageable commute. “There’s a real sense of community. You’ve got young families, retirees and parks and schools right in the neighborhood,” says broker Angela Dameri of Berkshire Hathaway HomeServices, who lives in El Dorado Hills. “It feels like a little island on its own.”

Hillside streets with bucolic views and clubhouse perks

Blackstone offers a wide range of home styles and floor plans, with everything from modest ranch-style homes to contemporary and luxury estates. “There are a lot of Mediterranean-style homes, especially those built in the early 2000s. But you’ll find some contemporary homes as well,” Dameri says. Curved streets wind across the hillsides, and some homes get wide views of the surrounding countryside. Prices range from around $700,000 to $1.5 million, depending on the size of the home. Monthly payments to the Blackstone HOA are a requirement. Another perk for residents is the neighborhood's centrally located clubhouse, which features three swimming pools, outdoor patios and a gym. “The clubhouse is beautiful. It’s basically a community center,” Dameri says.

Safety scores are strong, though wildfires are a concern

Safety is also a draw for new residents. The neighborhood gets a 1 out of 10 CAP Index score, compared to 4 nationally. Wildfires, however, are a risk for this area. El Dorado County was the site of the Caldor Fire in 2021, which burned more than 220,000 acres in the region and destroyed more than 1,000 structures, though it did not reach El Dorado Hills. The county has taken action to prevent fires, including offering grant funding to help people create defensible space around their homes and offering information to residents about fortifying their homes with fire-resistant materials.

Two neighborhood parks and lakefront trails nearby

Two parks are easily accessible to Blackstone residents. Valley View Sports Park sits adjacent to Valley View Charter Montessori school and features a playground, walking path and several sports fields. Blackstone Park is perched on a hill and has a winding trail, picnic area, and play structures for kids. Popular outdoor destinations are found about 10 miles north on the shores of Folsom Lake. Waterfront scenery is a highlight for the parks here, including Folsom Point State Park, Browns Ravine Recreation Area and the Johnny Cash Trail.

Grocers, big-box stores and Regal cinema anchor Town Center

El Dorado Hills Town Center is the nearest shopping destination, and offers a full suite of grocers, big-box stores, restaurants and entertainment options. Residents will find a wide range of cuisine here: Thai Paradise offers spicy noodle dishes, Encanto Cocina & Tequila Bar is known for upscale Mexican, and Bawarchi is a local favorite for Indian flavors. Public schools earn A-minus ratings from Niche

Students can start their education in the neighborhood at Valley View Charter Montessori, a public charter school serving kindergarten through 8th grade. The school offers an International Baccalaureate program, a STEAM lab and has a “Garden of Learning” where students learn about natural foods and environmental issues. The last step is Union Mine High School, about 20 miles away. Both schools earn A-minus ratings from Niche.

U.S. Route 50 connects residents to Sacramento and beyond

Blackstone is walkable and bikeable within the neighborhood, but residents will need a car for commuting or heading to the grocery store. U.S. Route 50, a major commuter corridor about 3 miles north, offers the quickest route to Sacramento, about 30 miles away. The Sacramento International Airport is the nearest major airport, about 40 miles away, with nonstop flights to major cities like Washington D.C., Los Angeles and Miami. Those in need of medical care can head to Mercy Hospital of Folsom, about 8 miles west.
