21st-century New Traditional homes and custom estates

Residential development began in the early 2000s with New Traditional homes, often featuring Spanish Revival-style elements like arched doorways and stucco exteriors. Partial stone exteriors and cross-gabled roofs are also common, and most properties have an attached garage. Home prices typically range from $800,000 to $1.3 million, though larger builds with more than 4,000 square feet can sell for $1.4 million to $1.7 million. Custom estates are in the highest demand, typically selling for $2 million to $3.2 million, depending on various factors like size and customizations such as extensive landscaping and private pools. According to the California State Fire Marshal, The Promontory falls within a Moderate Fire Hazard Severity Zone. The El Dorado Hills Fire Department serves the community.

Several community parks with trails near the lakefront

Tree-lined walking trails run through the community. Many are accessible from Promontory Community Park, the main green space with playgrounds, a summer splash pad and tennis courts. Kalithea Park also has large grass fields and a playground, plus views of Folsom Lake in the distance. Outside the gated community, nature reserves and state parks sit along the Folsom Lake waterfront, a major draw for outdoor enthusiasts. “Many residents keep private boat docks on Folsom Lake, and there's direct access to hundreds of miles of hiking and mountain biking trails,” Griggs says. “And with Lake Tahoe close enough for a day trip, you can ski in the morning and be home for dinner."
