Elma is 36 square miles and home to over 11,000 people in the center of Erie County. Featuring two waterways – the Buffalo and Cazenovia Creeks – the town has always had an agricultural background. More recently, horse farms, nurseries and small businesses have started to thrive there, too. Located under 20 miles east of downtown Buffalo, it features a top-rated public golf course, multiple parks, and a B-rated school system, according to Niche. “Elma is a great area because you can find a mix between rural and suburban living,” says Cristin Bishop, a Realtor and team lead with the Bishop Team at Property Management Initiatives LLC, who has been in the Buffalo market for more than a decade. “The town has lower taxes than some of the surrounding areas, and for some people, the school district is a big draw.”

Custom builds on acreages and established suburbs

In a rural area, houses are spread throughout the town and sit off tight, winding streets. Potential buyers can choose between ranch-style and bungalow homes or newer colonial revivals and custom-built craftsman homes. Lots typically contain long front and back yards and multiple species of mature trees. Buyers can expect a two-bedroom, two-bathroom to start around $425,000, while a four-bedroom, three-bathroom goes for about $650,000. “We’re seeing some changes in the market. Most of it depends on prices, so when things are priced right, they move quickly,” Bishop says.

Attending Iroquois Central schools

Children are zoned for the Iroquois Central District, which scores a B on Niche and serves a little more than 2,000 students across five schools in the towns of Elma, Marilla, Wales Aurora, Lancaster and Bennington. Students attend Elma Elementary, Iroquois Middle and Iroquois High School. According to Niche, the elementary school scores a C, the middle school grades a B, while the high school scores a B-plus. Iroquois High offers the business academy, where students can earn 15 college credits, complete a professional internship and have the opportunity to join the NYS Business and Marketing Honor Society.

Commuting from State Route 354

While Elma has no public transportation options, residents can use New York State Route 354, which runs east to west directly into downtown Buffalo. The road also leads to Interstate 90, which runs cross-country from Boston to Seattle. U.S. Highway 20 is an alternative option that runs through Elma and stretches from Boston to Oregon.

Local restaurants and nearby big box options

Elma Center is home to Cy’s Pharmacy, a place to pick up weekly needs closer to home. Residents can take US Highway 20 north and find a handful of big box stores and chain grocers like Target, Walmart and Wegmans. Locals can dine at Alton’s, which is a Greek restaurant that initially opened in Cheektowaga and has a second location in Elma, or try TSG Barbeque, which started as a hobby and then small catering shop before becoming a full-blown restaurant in 2020.

Rec leagues and playgrounds along Buffalo Creek

Spanning more than 20 acres along Buffalo Creek and home to a historic millrace, Village Green Park has a playground, mile-long walking trails, and picnic shelters and a gazebo which are available for rent. The town offers multiple rec sports for its youth, including baseball, football and soccer which play at fields in Creek Road Park. Golfers can take advantage of Elma Meadows Golf Course, and the Park is continually one of the highest-rated public golf courses in the state. The challenging 18-hole course has scenic vistas, and the area turns into a great place to cross-country ski or sled following a large snowstorm.

Summer concerts in Village Green Park

Each summer, Village Green Park has a summer concert series at the gazebo in the park. Residents can also learn more about their town through the Elma Town Museum, which offers tours on select Sundays throughout the year.
