The Brooks offers four distinct communities for golf lovers
The Brooks has long been one of the most sought-after, master-planned communities in Southwest Florida. The sprawling 2,500-acre development encompasses four gated communities: Lighthouse Bay, Copperleaf, Shadow Wood and Spring Run. Golf memberships are bundled into homeownership for residents in Copperleaf and Spring Run, while Lighthouse Bay traded a golf course for private lakefront living for each home. More than 80% of the population is age 65 or older and the median age is 76, making it a popular choice among retirees. “In Shadow Wood and the other Brooks communities, these are mostly second or third homes for people,” says Wayne Taylor, a resident of more than 20 years and real estate agent with John R. Wood Properties. “You have the beach people, you have the fishing people and you have the golf people. Where we are, if you’re not a golfer, it’s probably not the best place for you.”

Private golf courses and membership at The Commons Club
All golf courses in The Brooks are private. Shadow Wood alone has three courses, offering 54 holes of championship golf. The community also offers coveted access to The Commons Club. “It’s an optional club for all to join, which has three different levels of membership,” Taylor says. “The top-tier membership includes a private beach on the Gulf. I think that is one of the big deals about living in The Brooks, is that private beach club. People really, really like it.” All four communities have their own fitness centers, clubhouses and facilities, such as tennis and pickleball courts. Every community has a private pool except for Shadow Wood, which will have a resort-style pool once a new lifestyle center opens in 2026. Residents are a short drive from Bonita Beach and Barefoot Beach, which are renowned for their shelling. Hertz Arena, home of the Florida Everblades hockey team, is about 7 miles away.

Luxury single-family homes and condos above the Estero and Fort Myers medians
Each community in The Brooks offers something different. Copperleaf has the lowest density with 565 units, while all 650 homes in Lighthouse Bay have lake views. Shadow Wood is the largest community with 34 neighborhoods and nearly 1,500 homes, but Spring Run comes in a close second with about 850 homes in 20 neighborhoods. Buyers can find Spanish Mission and Mediterranean-style condos, single-family homes, carriage homes and multi-million-dollar mansions. The median price of a single-family home is $760,000, higher than Estero’s median of $560,000 and much higher than the Fort Myers median of about $400,000. Condos can range from $300,000 to $1 million, while single-family homes can cost between $700,000 and $3 million. All communities come with substantial HOA fees and other fees.The CAP Index Crime Score in The Brooks is 1 out of 10, lower when compared to the national average of 4.

Coconut Point is the go-to shopping center in southwest Florida
Coconut Point is an expansive outdoor shopping center with more than 140 retailers and restaurants and draws shoppers from across the region. “It’s always bustling there,” Taylor says. “There are good restaurants and really all sorts of good shopping.” Inside The Brooks, The Rookery in The Commons Club is a members-only, full-service restaurant with a patio and live music. Most clubhouses inside the community have a bar and food service. Just outside the community, The Brooks Town Center has a handful of businesses and services, including a post office, Anthony’s New York Pizzeria and Paradise Scoops ice cream shop. Publix has groceries within 3 miles of the community, and Miromar Outlets has even more options about 4 miles away.

Fort Myers and Naples are within a 25-mile drive
The Tamiami Trail, also known as Route 41, and Interstate 75 are two of the region’s major thoroughfares. Estero is equidistant between Naples and Fort Myers, which Taylor says is an asset to the community. “It’s close to the airport without being right in it, it’s got easy access to shopping, and it's close enough to Naples that people can enjoy that whole different atmosphere without being there and being in the traffic a lot.” The Brooks is about 15 miles from Southwest Florida International Airport, and the closest emergency department is at Lee Health Coconut Point. Traffic picks up during the peak season of mid-January through April.
Close to Estero High School and Florida Gulf Coast University
Lee County Public Schools District serves the area. Florida’s open enrollment means middle and high schoolers can rank which school they’d like to attend based on their attendance zone. A lottery system determines admittance. Kids can start at Pinewoods Elementary School, which Niche ranks as the second-best elementary school in the county with an A-minus rating. Three Oaks Middle School receives a B-plus, and the B-rated Estero High School is just north of the community. The high school has several career academies and programs ranging from art to applied engineering. Lee County has several private schools and charter schools. Florida Gulf Coast University is less than 15 minutes away. The university offers 65 undergraduate programs and is known for The Water School, which focuses on water quality and environmental sciences.
