A bikeable neighborhood with affordable housing options
Despite its name, Far West is only 2 miles from downtown Eugene. This bike-friendly neighborhood is located on two main thoroughfares, 11th and 18th Avenues, and the city’s bus line passes through as well, making this neighborhood not that far west from the city core. “It's an older, established neighborhood that's been around for a while,” says Steve Wickham, a broker with United Real Estate Properties who’s sold homes here for 29 years. “It’s a more affordable area, with a lot of single-level homes and condos.” Homes here don’t stay on the market for long, and proximity to parks, easy commutes and nearby shopping add to the appeal. Nearby houses of worship include Bethel Temple Faith Ministries, Eugene Islamic Center and Buddha Eye Temple.

“We chose this neighborhood when we first bought a house in Eugene,” says Ashley Force, a Realtor with Keller Williams Realty of Eugene and Springfield who’s sold homes here for four years. “We really liked the style of the home as first-time homebuyers — they’re smaller, simple homes.” The neighborhood’s minimal traditional and ranch-style homes sit close together along sidewalk-lined streets, and some homes have Craftsman elements like wide front porches and front-gabled roofs. Most homes were built in the 1950s, but age can vary widely, from the 1910s through the 2010s. According to Force, many of the lots are just under a quarter acre, allowing ample space for raised garden beds and creative landscaping. Layouts typically range from 400 to 2,600 square feet; size and updates determine price, which can range from $200,000 to $600,000.
Low-rise and townhouse-style condos are also available; most have two bedrooms and layouts between 500 and 1,200 square feet. Prices can range from $190,000 to $330,000, depending on size, plus monthly homeowners association fees between $210 and $310 that cover landscaping and exterior maintenance. There are also several low-rise apartment complexes in the area, mostly north of 18th Avenue.

Fresh espresso at Coffee Plant Roaster
The neighborhood’s commercial corridor is 11th Avenue, where locals can shop at big-box retailers like The Home Depot and find a bite to eat at national chains and local restaurants. Coffee Plant Roaster has been a local staple since 2013, serving fresh espresso drinks, pastries and sandwiches. Burrito Boy has offered Mexican comfort food since 1992, and Toxic Burger serves up classic burgers and fries with a focus on healthy and diet-restricted options. Nearby grocery stores include Fred Meyer, Albertsons and King’s Asian Market. The shops and restaurants of downtown Eugene are only 2 miles away.

A new S.L.U.G. Queen is crowned at Eugene Slugfest
With downtown Eugene so close, locals can easily attend some of its popular events. At the annual Eugene Slugfest downtown, a new S.L.U.G. Queen is crowned. S.L.U.G. stands for Society for the Legitimization of the Ubiquitous Gastropod, and the S.L.U.G. Queen has been the city’s ambassador since 1983. Locals can come out to The Park Blocks each August to watch the competition, where the hopeful queens don handmade costumes and compete in a talent contest to become the "raining" S.L.U.G. Queen. The queen's one-year reign is spent supporting local nonprofits and cultural events. Previous winners include Panda SnuggleSlug, SluGoddess Slime Shine and Holly GoSlugly.
Churchill High’s Rachel Carson Environmental Sciences Academy
Local kids can start school at César E. Chávez Elementary, which earns a C from Niche, and then attend the B-rated Arts and Technology Academy. At the B-minus-rated Churchill High, students can enroll in the Rachel Carson Environmental Sciences Academy, a two-year environmental science program where kids can get hands-on scientific experience testing water quality, growing organic plants and going on camping trips. Nearby private school options include the Eugene Waldorf School and O’Hara Catholic School; both serve kids from pre-kindergarten through Grade 8 and are unrated by both Niche and GreatSchools.

Disc golf at Westmoreland Park
The 62-acre Westmoreland Park just east of the neighborhood is most popular for its 9-hole disc golf course and sports fields, and residents can also enjoy its paved walking paths, pickleball courts and playground. The Fern Ridge Trail, a nearly 7-mile multi-use path that winds along Amazon Creek in the neighborhood’s north, connects other parks in the area, including the 6-acre Gudu-kut Natural Area, a protected wetland that’s home to the Pacific tree frog, and the nearly 3,000-acre West Eugene Wetlands. At the 255-acre Wild Iris Ridge Park to the southwest, hikers and trail runners can explore the Ridgeline Trail System through prairies and oak forests.

Bike-friendly routes to downtown
“A lot of people like living here because of how easy it is to get places from here,” Force says. “You’re really close to 18th and 11th Avenues, which are through streets that go all the way through town. And everything has a bike lane, so it’s really easy to bike downtown.” Downtown Eugene is roughly 2 miles east, and along with driving or cycling there, locals can take the Lane Transit District bus, which makes several stops in the neighborhood. Sidewalks make the area pedestrian friendly. Interstate 105 is less than 2 miles east, and I-5 is about 5 miles away. McKenzie-Willamette Medical Center and PeaceHealth Sacred Heart Medical Center RiverBend are both about 8 miles east, and Eugene Airport is an 8-mile trip.
