The Friendly neighborhood is all about variety. Cuisines from around the globe are featured at the neighborhood food cart pod, and no two houses are alike. The neighborhood’s two largest parks offer amenities for a range of sports, from tennis and pickleball to baseball and disc golf. Cottages eclipsed by dense shrubbery may create a quiet suburban impression, but neighbors buzz about the food scene, especially on the weekends, with several small grocers providing Oregon produce.
Storybook cottages and ranch-style homes near College Hill
Homes in Friendly peek out onto sidewalk-lined streets from behind vibrant flower bushes, lush hedges and the occasional old-growth tree. Behind the tangle of green shrubbery, traditional cottages—many with Craftsman touches—add to the neighborhood’s storybook feel, fetching between $600,000 and $800,000. Though most of these homes were built in the 1940s and '50s, many come with upscale, modern updates. Cape Cods and Craftsman bungalows in the neighborhood were also largely constructed in the 1940s, with a wave of ranch-style homes following during the '50s and '60s. These homes range from $450,000 to $575,000. The eastern side of Friendly is often referred to as College Hill for the elevated terrain that overlooks the University of Oregon. “About 30% of homes [in Friendly] have pretty nice views, so people like to look at those,” says Darren Ricketts, a Realtor with eXp Realty. Four-bedroom homes in College Hill have sold for more than $1 million.

Madison Meadow promotes biodiversity
Friendly has plenty of green space and athletic fields. At nearly 63 acres, Westmoreland Park has two tennis courts, eight pickleball courts, a disc golf course, two baseball diamonds and a bike path. Less than 1.5 miles away, another two tennis courts, a baseball field and a basketball court make up Washington Park, where children can cool off from playground activities on the splash pad during the summer. Friendly Park has a playground and a sand pit.
Not all of Friendly's green spaces have amenities. Madison Meadow is a 2-acre patch of land owned by a nonprofit dedicated to keeping it undeveloped. The space supports biodiversity within its suburban surroundings, attracting butterflies, bees, bats, deer and approximately 100 species of birds.

Food carts and local produce at community markets
Continuing the spirit of environmentalism, Friendly is also home to several small grocers, including Capella Market and Friendly Street Market, which both focus on locally sourced produce. Across from the Friendly Street Market, the Garden on Friendly offers outdoor seating and a new air-conditioned space for enjoying a meal from the adjacent food carts. Options range from pizza and authentic Oaxacan cuisine to Japanese street food. Just north of the neighborhood, residents will find Safeway and Albertsons.

Journalism and editorial leadership at South Eugene High
The Friendly neighborhood is divided into two school zones. Children on the west side may attend Adams Elementary School, which earns an A-minus grade from Niche, before enrolling in the Arts and Technology Academy, which maintains a B-minus. Churchill High School receives a B-plus.
Students on the east side of the neighborhood are also zoned for Adams. But they generally move on to Roosevelt Middle School, which earns an A-minus grade. Niche considers A-rated South Eugene High School to be the No. 1 public high school in the county. South Eugene offers career technical pathways in fields like graphic design, computer and information sciences, and early childhood education, as well as journalism and media arts. Students interested in media may write for the school’s “Axe Magazine” or “Axe Report,” with the opportunity to become an editorial leader in their later high school years.

Lane County Transit buses and bikeable streets
Friendly’s eastern edge is defined by Willamette Street, which leads north into the heart of downtown Eugene. Eighteenth Avenue runs through Westmoreland Park and continues east over College Hill, connecting the neighborhood to the University of Oregon’s campus. The neighborhood is bikeable, and three Lane County Transit bus lines service Friendly, taking some passengers downtown and others to the outskirts of the city.
