Serenoa offers new builds, local amenities and nearby attractions

Serenoa, a master-planned community off U.S. Highway 27, offers a laid-back, low-maintenance lifestyle in Clermont, Florida. Its subdivisions feature homes built within the last decade, plus trails and recreational facilities. While it's a short drive from Central Florida staples like Walt Disney World Resort and Universal Studios Florida, the neighborhood's strong schools, everyday amenities and safety make it appealing to homebuyers. Most communities are gated, and Serenoa earns a CAP Index Crime Score of 3 out of 10, lower than the national average of 4. “In Serenoa, I’ve had the most success moving listings quickly,” says Realtor Nick Nelson with eXp Realty, a former resident. “It comes down to location, amenities and the caliber of homes, thanks to quality builders.”

Serenoa’s four subdivisions accommodate various lifestyles

Sawgrass Bay Boulevard is the neighborhood’s main access road. Sidewalks, longleaf pines and palm trees border the boulevard. Serenoa includes four subdivisions, all featuring New Traditional homes with Mediterranean influences on compact lots. The Palms at Serenoa, a 55-plus community, offers single-story homes priced from $320,000 to $470,000. Adjacent to the Palms is Edgemont at Serenoa, the newest subdivision, with single-story homes costing $380,000 to $460,000 and two-story homes for around $470,000 to $520,000. The community's original development—Serenoa—sits on both sides of Sawgrass Bay Boulevard. “The neighborhood was built in phases. Phase one is on the right; phase two on the left. Other sections came later,” Nelson says, referencing the Serenoa subdivision in the neighborhood's center. Here, single-story homes can range from $360,000 to $490,000, while two-story builds can cost $530,000 to $580,000. Finally, Serenoa Lakes, the southernmost subdivision, is near conservation land and offers access to two lakes and a private kayak dock. Homes here range from $440,000 to $840,000. Alton Serenoa, a luxury apartment complex with one- to three-bedroom units, is also in the neighborhood.

HOA fees cover clubhouses, pools and internet access

HOA fees average $100 to $150 monthly for Serenoa, Edgemont and Serenoa Lakes, covering a clubhouse with a fitness center, dog park, playground and pool, plus internet and cable. “The HOA costs are really affordable, considering all that you get,” Nelson says. Residents of the Palms pay about $300 monthly, which includes landscaping and access to a private clubhouse with a pool, fitness center, and pickleball and bocce courts.

Students attend Lake County Schools

Lake County Schools, graded a B by Niche, serves Serenoa. Sawgrass Bay Elementary earns a C-plus, Windy Hill Middle a B and East Ridge High a B-plus. East Ridge ranks among Lake County’s top three public high schools and offers the Health Science Collegiate Academy for STEM and health care career exploration.

Serenoa’s location puts nature and golf within easy reach

Walking trails run throughout Serenoa. “It’s a great community for people who like to get outside,” Nelson says. “Clermont is known for its hills—there’s more nature than the Disney, commercial part of Central Florida.” Lake Louisa State Park, about 7 miles north, features three major lakes for fishing, canoeing, kayaking and paddleboarding. Under moss-draped oaks, hikers explore 20 miles of trails, and cyclists ride 7 miles of paved paths. Its campsites range from luxury tents for rent to primitive grounds without water or electricity. Hunters appreciate Serenoa’s 3-mile proximity to Hilochee Wildlife Management Area during turkey and deer seasons. Nearby golf courses include Highlands Reserve Golf Club and Polo Park Golf Course.

Essentials and restaurants line Highway 27, with more in Hamlin

Shopping and dining options line U.S. Highway 27, with essentials at Publix and Dollar Tree. Residents can dine at spots like Ocean House, which serves seafood and hibachi, and Sr. Tequila Mexican Grill. The Hamlin Town Center shopping, dining and entertainment plaza is about 15 miles away. It features spots for quick meals, like Chick-fil-A and McDonald’s, as well as sit-down options, including Home State Brewing Co. and Bosphorous Turkish Cuisine. Offices, big-box retailers, fitness studios, a movie theater and medical facilities are also within the shopping center. About 20 miles from the neighborhood, Disney Springs provides a family-friendly waterfront destination with retail, restaurants and attractions. Visitors can stroll along themed neighborhoods, enjoy live music and take in the vibrant atmosphere day or night.

Weekends at Disney World Resort and more

Serenoa sits near some of Florida’s top attractions. Most notably, Walt Disney World Resort is less than 15 miles away. Old Town, known for its retro, nostalgic vibe, and SeaWorld Orlando are about 20 miles away. Universal Studios Florida and Legoland Florida are located within a 40-mile radius.

Serenoa is tucked away but close to major roadways

Serenoa is car-dependent with easy access to U.S. Highway 27. “Serenoa is tucked about 2 miles in, so there’s no neighborhood traffic,” Nelson says. “But Highway 27 is busy.” The upcoming New Independence Parkway—a four-lane road with pedestrian and bike lanes—will cut commute times. “It will extend from Flemings Road, which will get you to Disney in 8 to 10 minutes,” Nelson says. Completion is slated for early 2027. Serenoa is about 35 miles from downtown Orlando and Orlando International Airport.
