People in Franklin Lakes like to live large. Homes measuring 7,000 square feet on sprawling estates outfitted with elaborate outdoor patios, tennis courts and swimming pools are common. Prices for colonials and millennium mansions that incorporate a variety of architectural styles start at about $1.3 million and can soar to $7 million and higher. Grand estates include elements such as marble foyers, bridal staircases, cathedral ceilings, columns and detailed woodwork. Some buyers opt to purchase large plots of land for custom builds.

A break on taxes
Franklin Lakes residents find a little relief in property taxes. "The taxes are very reasonable when you compare them to other boroughs and counties in New Jersey, thanks to Franklin Lakes being the site of several Fortune 500 Company headquarters, which offsets property taxes," says Adam DeFino, the broker of record at DeFino Realtors.

Ramapo Indian Hills Regional High School offers an aviation program and college-level classes. Niche gives it an A rating. The Catholic school Academy of the Most Blessed Sacrament enrolls about 100 prekindergarten through 8th grade students, and has an eight-to-one student ratio.

The serene Franklin Lakes Nature Preserve contains walking and hiking trails and a 75-acre lake where visitors can fish and boat from April to November. Residents can join the Indian Trail Club, a private country club with a full-scale restaurant, tennis club, pool and lake.
