"The architecture is a big draw, with art deco-style homes from the 1930s and 40s," Hawkins says. "And you don't see too many student renters unless it's right around the college." The vast majority of Fresno High homes are low-slung bungalows with Craftsman influences or the classic Mediterranean tiled roof and stucco siding. There are a few Tudor properties mixed in as well. Prices start around $250,000 for less than 1,000 square feet and get up to $500,000 for newly renovated properties with spacious 2,000 sq. ft. floor plans. Most homes sit around $350,000 and include a detached back garage. The sidewalks lining the streets mean it's a highly walkable area.

Christmas Tree Lane and other events
Homebuyers looking anywhere around North Van Ness Boulevard should be aware of the Christmas Tree Lane holiday celebration. Every year, the stretch of Van Ness from Shields to Shaw is turned into a one-way street and decorated to the nines with Christmas lights and displays. The event lasts all month, open from Thursday through Sunday, and each night is packed with a line of cars waiting to drive through. Though it's a celebrated tradition in the city, and homeowners along Van Ness are proud to take part by decorating their homes, there's certainly a traffic side-effect for those who live around the area. A few walk-only days are held during the month, and nearby residents enjoy easy access to those special nights. Throughout the rest of the year, residents of Fresno High are within walking distance of big events along Olive Avenue, including a Mardi Gras parade in February and the Fresno Rainbow Pride Parade in June.
Proximity to Tower nightlife
A Walmart and Grocery Outlet sit a mile away, but there aren't many grocery options right nearby. The Fresno High area does have a pretty solid selection of local restaurants and several chain options. Residents enjoy the friendly atmosphere at Kuppa Joy Coffee House and the authentic Mexican food at Taqueria El Premio Mayor. But when craving some city life, locals usually walk or drive a short way over to the Tower District, known for its restaurants, bars and theaters.

Walkable public schools and charters
Public school zoning varies slightly depending on location, but most kids will be bound for the walkable Hamilton School, which serves kindergarten through eighth grade and gets a C-plus rating by Niche. The A-minus-rated Dailey Charter Elementary is another option for primary students, but parents often end up on a long waitlist. For high school, students are zoned to attend Fresno High, an International Baccalaureate school rated B-minus. The neighborhood is also home to the most prestigious high school within the district, the A-plus-rated Design Science Middle College High School. The magnet school requires dual enrollment with the next-door Fresno City College, so every high school student graduates with an associate degree in addition to their high school diploma.

Public parks and beloved beer gardens
Residents around the Van Ness and Walden intersection were pleased to see a new park slated to open in early 2024 with a playground, bocce ball court and a small green space. The established Lafayette Park has outdoor sports equipment and a small community center. But overall, the neighborhood is a bit of a park desert. Instead, many outdoor community gatherings occur at Gazebo Gardens, which has served Fresno since 1922. What began as a simple plant nursery has expanded to become a destination for food trucks and live music, with an outdoor beer garden. Kids and dogs are welcome, and the friendly atmosphere on Thursday through Saturday nights is much beloved by the Fresno High natives. "It was important to us that the Gardens were a community asset," says Scott Miller, the owner. "So there's never a cost to get in, and it's become a real meeting place for the neighborhood."

Take a car, bus or trolley into downtown
Fresno recently unveiled the free FresnoHop Trolley Service that runs weekend evenings from downtown to Fresno City College, going through the Tower District. During the day, commuters also have convenient access to the city's heart, 3 miles away. Even with some traffic, the drive is rarely more than 20 minutes. Bus lines run along major roads, and there are a few bike lanes around the City College, but most people generally drive. For longer trips, the Fresno Yosemite International Airport is a straight 6-mile shot east.
