Poplar Estates is just past the border of Memphis in the adjacent city of Germantown. Located right off Poplar Avenue, the neighborhood balances a suburban feel with proximity to East Memphis’ commercial districts, making it a popular choice for locals who want to move out of the city. “People often move to Poplar Estates because they can get into Riverdale Elementary and then Houston High School, which is one of the best in the state,” says Todd Adams, a Realtor with Keller Williams and third-generation Memphian who lives in Poplar Estates. “You still see an enormous amount of pride in some of these suburbs like Germantown.”

Modest but well-maintained homes

Midsize homes line the gently curving neighborhood streets. Front yards are well-maintained, many with mature trees, and the brick ranch- and traditional-style homes often have Colonial touches, like columns and pitched roofs. Single-family homes can sell between $350,000 and $650,000, while a small collection of townhouses go from $275,000 to $310,000.

Recreation within the neighborhood and at Shelby Farms Park

Poplar Estates Park offers a playground and a walking path through a small arboretum. Along Riverdale Road, Forgey Park has a dog park and a fishing pond. Directly across Wolf River Boulevard is Shelby Farms Park, Memphis’ biggest park. In fact, at 4,500 acres, it's one of the country's biggest city parks. The expansive area has trails for hiking and lakes for fishing, plus its own herd of buffalo.

Germantown schools are a major draw

Poplar Estates is served by the Germantown Municipal School District, ranked the seventh-best school district in Tennessee, according to Niche. Students can start at Riverdale Elementary before heading to Houston High School. Both receive an A grade from Niche. “Riverdale is unique in that it goes kindergarten to eighth grade,” Adams says. “I don’t know any other school that doesn’t break it up. So these kids have an incredible bond, and there’s stability in the neighborhood because of that.” Houston High students can apply to the school’s Honors Academy or Leadership Academy, both of which include a capstone project and an emphasis on community service.

Poplar Estates Homeowners Association events

The Poplar Estates Homeowners Association, a voluntary organization for residents, has a $30 yearly membership fee. The association organizes community events, including holiday celebrations like an Easter egg hunt and an Independence Day parade. The group also hands out a “Yard of the Month” award for the best landscaped homes, and works with law enforcement to keep the community safe. Poplar Estates has an overall CAP Index Crime Score of 2 out of 10, compared to the national average of 4. Downtown festivals are common, often revolving around Memphis’ impressive musical and culinary heritage.

Easy access through Memphis from Poplar Avenue

Poplar Avenue leads west from Poplar Estates, about 14 miles to downtown Memphis. However, most residents jump on the beltway, Interstate 240, for a quicker drive downtown. The Memphis Area Transit Authority runs bus lines throughout the city, including a route along Poplar Avenue that stops adjacent to the neighborhood. Memphis International Airport is roughly 13 miles away, with nonstop flights to 35 destinations.

Shopping and dining along Poplar Avenue in Memphis

Poplar Avenue is one of East Memphis’ busiest commercial corridors, with malls and restaurants all close to Poplar Estates. “That’s kind of the business hub of Memphis, right within a mile or so of Poplar Estates,” Adams says. Restaurants include One & Only BBQ within the Orleans Place shopping center, less than a mile away, while Babalu sits a bit farther and serves modern Mexican cuisine. Residents can find groceries at Kroger, while Target and other stores are in the Ridgeway Trace development, 2 miles down Poplar Avenue. Outdoor malls like Saddle Creek offer retail shopping a mile in the other direction in the center of Germantown.
