Thriving community with parks and local businesses
Set about 28 miles southeast of Phoenix, suburban Southwest Gilbert is brimming with subdivisions of single-family homes, as well as green spaces and local businesses. Locals are often seen walking or riding their bikes down the sidewalk-lined streets. “This is a family-oriented neighborhood with a relaxed, small-town feel," says Chris Tiller, a Realtor with Russ Lyon Sotheby’s International Realty who has over 14 years' experience. "It's known for its clean streets, A-rated schools and a strong sense of community.” Many homes here have private pools that serve as oases during the summer months, when temperatures regularly top 100 degrees. The area's many houses of worship include Southeast Valley Bible Church, Discovery Community Church and Desert Cross Lutheran Church. According to Kurt Joiner, a Realtor My Home Group Real Estate who has over 17 years of experience, homebuyers choose Southwest Gilbert for its local amenities and quality of life.

Planned subdivisions dotted with palm trees
Set along sidewalk-lined streets in planned subdivisions, Southwest Gilbert’s new traditional Spanish-style homes date from the late 20th century through today. All have three-to-five-bedrooms and sit on lots ranging from 5,000 to 12,000 square feet; yards are landscaped with either manicured lawns or rocks and low-water plantings, and the occasional palm tree rises over terracotta-tiled rooftops. Two-car garages are typical, and features like heated pools, covered patios and gazebos are popular additions. Many homes are part of homeowners associations, whose monthly dues of $50 to $200 go toward community upkeep. Prices for these late 20th-century homes range from $500,000 to $900,000, depending on size and features. Throughout the neighborhood, a handful of larger, 21st-century custom homes on acre-sized lots have up to six bedrooms and include special features like sprawling pools with attached jacuzzis or waterfalls, and multi-car garages; prices range from $1 million to $3 million, depending on a home's size and features. Between fall 2023 and 2024, the average home sale price in this desirable neighborhood has gone up 20%.

Canal walks and nearby parks
“There’s tons of activity here—bike paths everywhere,” says Joiner. Bordering Southwest Gilbert, the Consolidated and Eastern Canals are popular for the paved and dirt-packed trails that run along them. Joiner recommends the Eastern Canal Trail that leads 12 miles from Southwest Gilbert’s southern border to Riparian Preserve, where birdwatchers try to spot migrating avians like the long-billed dowitcher and black-necked stilt. Folks also cast their lines at the preserve’s fishing pond for rainbow trout, channel catfish and largemouth bass. In the neighborhood’s west, Tibshraeny Family Park features a tree-lined playing field and a half-mile paved walking path, alongside basketball and sand volleyball courts. There are also small pocket parks with playgrounds dotted throughout the neighborhood.
