Planned subdivisions dotted with palm trees
Set along sidewalk-lined streets in planned subdivisions, Southwest Gilbert’s new traditional Spanish-style homes date from the late 20th century through today. All have three-to-five-bedrooms and sit on lots ranging from 5,000 to 12,000 square feet; yards are landscaped with either manicured lawns or rocks and low-water plantings, and the occasional palm tree rises over terracotta-tiled rooftops. Two-car garages are typical, and features like heated pools, covered patios and gazebos are popular additions. Many homes are part of homeowners associations, whose monthly dues of $50 to $200 go toward community upkeep. Prices for these late 20th-century homes range from $500,000 to $900,000, depending on size and features. Throughout the neighborhood, a handful of larger, 21st-century custom homes on acre-sized lots have up to six bedrooms and include special features like sprawling pools with attached jacuzzis or waterfalls, and multi-car garages; prices range from $1 million to $3 million, depending on a home's size and features. Between fall 2023 and 2024, the average home sale price in this desirable neighborhood has gone up 20%.Canal walks and nearby parks
“There’s tons of activity here—bike paths everywhere,” says Joiner. Bordering Southwest Gilbert, the Consolidated and Eastern Canals are popular for the paved and dirt-packed trails that run along them. Joiner recommends the Eastern Canal Trail that leads 12 miles from Southwest Gilbert’s southern border to Riparian Preserve, where birdwatchers try to spot migrating avians like the long-billed dowitcher and black-necked stilt. Folks also cast their lines at the preserve’s fishing pond for rainbow trout, channel catfish and largemouth bass. In the neighborhood’s west, Tibshraeny Family Park features a tree-lined playing field and a half-mile paved walking path, alongside basketball and sand volleyball courts. There are also small pocket parks with playgrounds dotted throughout the neighborhood.Southwest Gilbert schools receive straight A’s from Niche

Local kids may start at Quartz Hill Elementary, rated A-minus, before moving on to South Valley Junior High, rated A; at the latter, elective courses include topics like STEM, yearbook and orchestra. Teens can attend the A-rated Campo Verde High, where dual-enrollment courses are offered for college credit at nearby Maricopa Community College.Annual festivities and local celebrations
About 6 miles southeast, community events are often held at Gilbert Regional Park, like the Fourth of July celebration, where families bring folding chairs to enjoy live music at the park’s amphitheater while kids play carnival games. There are also community events in nearby Chandler, like the Ostrich Festival every March at Tumbleweed Park, about 5 miles southwest. The Ostrich Festival is a Phoenix-area favorite where folks can see ostriches and roam the festival grounds, lined with games and booths from local vendors. “Both communities host art festivals, cultural celebrations and farmers markets, like the weekly farmers market in downtown Gilbert every Saturday,” Tiller says.Getting around the Greater Phoenix area
Route 202 runs along Southwest Gilbert's southern border, looping around Gilbert, Mesa, Chandler and Tempe, and leading 28 miles northeast to Phoenix. Downtown Gilbert’s about 4 miles north via Gilbert Road, the main local thoroughfare. Residents typically drive to get around, but the neighborhood’s also lined with Valley Metro bus stops, sidewalks and bike lanes. Banner Gateway Medical Center is about 9 miles northeast. Phoenix-Mesa Gateway Airport, a regional airport, is 9 miles east, and Phoenix Sky Harbor International Airport is 21 miles northwest.Local businesses and shopping centers
Shopping and dining are centrally located along South Gilbert Road. There’s a Fry’s for groceries, fast-food chains and small businesses like beauty salons and fitness centers. Local eateries include BoSa Donuts, popular for its freshly baked pastries and brunch fare, and Copper Still Moonshine Grill, the neighborhood spot to grab a burger and beer with friends and watch the game. Also along South Gilbert Road, Cooper Square Shopping Center offers more shopping and dining, like the popular Los Favoritos Taco Shop, an Arizona-based chain offering all-day breakfast burritos and other Mexican fare in a laid-back setting.
