Mediterranean houses, ranch-style homes and Tudor Revivals in Brockmont
On the south end of the neighborhood, homes were built around Brockmont estate, creating the Brockmont Park Historic District, known for its stately architecture. Mediterranean mansions and midcentury modern ranch-style houses rest on spacious lawns up to an acre in size, often landscaped with boxwood hedges and succulents. The roads, lined with tall evergreen and palm trees, ascend as the neighborhood expands north. More of the neighborhood’s architecture includes Tudor Revivals and Colonial Revivals, many on tiered or hillside lots. With street names like Ridgeview, Rimcrest and Wonderview, it’s no surprise that many of the houses have panoramic views of Los Angeles to the south and the highest peaks of the Verdugo Mountains to the north. The location is also secluded, reflected by a 2 out of 10 CAP Index Crime Score, lower than the national average of 4.Ranch-style homes are priced from $1.3 million to $1.5 million, while Tudor Revivals and Colonial Revivals range from $2.7 million to $3 million. Mediterranean mansions tend to be on the higher end, ranging from $3.8 million to $4 million. Inventory remains low, with residents who tend to stay for the long haul. “You don't get a lot of houses for sale there,” Soualian says.
Brand Park and Nibley Park
Only a couple of miles west of Brockmont, Brand Park is the city’s most popular recreation space, nestled in the foothills of the Verdugo Mountains. It features a public pool and a Japanese garden with a teahouse, where patrons can experience an authentic tea ceremony. This park is also home to the Brand Library & Art Center, a former estate with a design inspired by East Indian architecture. The library hosts an annual outdoor summer concert series, with artists performing genres from salsa to R&B. However, Brand Park is best known for its hiking trails, which ascend to Mount Thom for overlooks of the Los Angeles skyline and the Santa Monica Mountains. At Nibley Park, a couple miles east of Brockmont, there’s a playground, tennis courts and basketball courts.Well-ranked schools, from Balboa Elementary to Herbert Hoover High
On Niche, Balboa Elementary School has a B-plus rating. Eleanor J. Toll Middle School also has a B-plus, while Herbert Hoover High School earns an A-minus. In 2024, the California School Boards Association awarded the high school with a Golden Bell Award for its Early College Academy, a program in which students can earn up to two years of college credit alongside their high school diploma. For higher education, the University of Southern California and California State University, Los Angeles, are both nearby.Local restaurants on Pacific Avenue
Since Brockmont is completely residential, locals must drive about a mile south to go shopping or out to eat, specifically at a retail district along North Pacific Avenue. The area’s local restaurants include the Mediterranean spot Asteria Restaurant, known for a classy atmosphere emphasized by live piano music. More options range from Thai Rama, a laid-back spot with authentic curry, and local chain Brick and Flour, which serves neo-traditional Mexican street food like carne asada fries. This district has bakeries and markets, while a Ralphs supermarket is about a mile away on North Central Avenue.A 10-mile commute to downtown LA and more logistics
Via Interstate 5, downtown Los Angeles is about 10 miles away. Major employers close to home include Adventist Health Glendale and Dignity Health-Glendale Memorial Hospital and Health Center. The closest airport with commercial flights is the Hollywood Burbank Airport, only about 10 miles away.
