In the early 1900s, Citrus Grove was an agricultural neighborhood covered by orange and lemon groves. Several historic homes, including multiple Craftsman designs, have remained from this period. However, the neighborhood has since been developed with many condo buildings. Citrus Grove’s walkable, urban lifestyle bleeds into downtown Glendale, which is right next door. “It's pretty centrally located. A lot of times, people who move in that area have kids who go to Glendale High. It’s close to transportation and the freeway, and it’s clean and safe,” says The Agency broker Karine Aslanian, who has about two decades of experience in the area. The area’s secure setting is reflected by a 3 out of 10 CAP Index Crime Score, lower than the national average of 4.

Condos, bungalows, ranch-style homes and Mediterranean houses in Citrus Grove

Citrus Grove is a dense residential neighborhood, with commercial streets that make it highly walkable. Most of the housing consists of condos, ranging from midcentury modern buildings to contemporary construction with modern finishes. Some have community pools, security or clubhouses. They range from $500,000 to $850,000, depending on their size and amenities. Single-family homes are sprinkled throughout the area and include styles like Craftsman bungalows, ranch-style homes and Mediterranean houses. Bungalows and ranch-style homes range from $700,000 to $1.3 million, with prices mainly depending on renovations. Mediterranean houses start from $1.3 million and go up to $1.7 million. Notable architecture includes the Historic Harris House, a Victorian mansion built in 1902 that has been a filming location for everything from music videos to horror films. The Goode House remains one of the last examples of Queen Anne architecture in Glendale and is preserved by the Glendale Historical Society.

Carr Park, Glendale Heritage Garden and more recreation

Carr Park is the largest recreation space in the neighborhood, located in southeast Citrus Grove. It provides shaded walking paths, picnic shelters and a playground. In southwest Citrus Grove, Glendale Heritage Garden offers gym equipment as well as picnic tables. It also features the historic Wallace House, a Craftsman bungalow on the Glendale Register of Historic Resources. Wilson Mini Park has a centrally located playground. At Piedmont Park, on the neighborhood’s north side, there’s a short walking path lined with trees and benches.

Well-rated schools, from John Marshall Elementary to Glendale High

On Niche, John Marshall Elementary School has a B rating. Woodrow Wilson Middle School also earns a B rating, while Glendale High School has a B-plus. A location next to central Glendale and 10 miles to downtown LA

The community borders downtown Glendale, giving residents quick commutes to some of the city’s biggest companies. Via state Route 2, downtown Los Angeles is only 10 miles away. The public transit options include a Metrolink train station, plus the Metro and Beeline bus systems. For commercial flights, Hollywood Burbank Airport is about 10 miles from Citrus Grove.

East Broadway is the central retail hub of Citrus Grove, with restaurants ranging from the Armenian bakery Lahmajune Factory to the locally owned cafe Highlight Coffee. Mario's Italian Deli & Market, a mainstay, has imported food in a casual setting. “It's amazing; they're a family company, and the sandwiches are always on point. The food and staff are great,” Aslanian says. “If I get a chance, I get their cold cuts.” On the east side of the neighborhood, Verdugo Road has more staple eateries like the family-owned Skaf’s Lebanese Cuisine, which serves authentic Middle Eastern food. Glendale Avenue, the neighborhood’s western edge, has extensive retail, including three supermarkets: Ralphs, Whole Foods Market and Vons. Downtown Glendale and the Glendale Galleria mall are only a mile away for endless shopping and restaurant options.
