Montecito Park is a popular suburban neighborhood walkable to retail
With homes set on winding, hilly streets in north Glendale, Montecito Park elevates the classic suburban lifestyle. Its streets lead to scenic overlooks of the Verdugo Mountains, but many homes are also within walking distance of a popular retail hub. “It’s in walking distance of Montrose Shopping Park with great schools. There are two parks: one at the top and one at the bottom. After raising kids there, that’s what I think most people like best about it,” says resident Craig Farestveit, owner/broker of Craig Estates and Fine Properties, with nearly three decades of experience in the area. Strong public schools and a pedestrian-friendly setting make Montecito Park one of the most sought-after neighborhoods in the city of Glendale.

Montrose Shopping Park borders the neighborhood’s west side. The area offers over a dozen blocks of locally owned businesses, including diverse restaurants like the family-owned mainstay La Cabañita. “It’s authentic Mexican food, I believe from the Yucatan, with high-end ingredients,” Farestveit says. Other restaurants range from the breakfast spot Café Montrose to India's Flavor, which features a lunch buffet of authentic dishes. The shops include the deli Schreiner's Fine Sausages and the motorcycle dealer Pro Italia. For groceries, there’s Trader Joe’s, plus Montrose Farmers Market, which has produce and craft vendors every Sunday morning.

Mediterranean homes, ranch-style homes and condos in Montecito Park
Montecito Park is situated between the Verdugo Mountains to the west and the San Rafael Hills to the east, giving the area ridgeline views and a secluded feel. “It's sort of a hidden neighborhood. Half of it has pre-WWII character homes tucked away in a place that's not so well known,” Farestveit says. The east side of the community offers Mediterranean homes and ranch-style houses from the 1930s, while the central roads have midcentury ranch-style homes. All single-family houses range from $1 million to $1.8 million. Condos, located on the north side of Montecito Park, range from $680,000 to $800,000. Many of the condo buildings have amenities like community pools and gyms. The neighborhood is highly desirable. "The market is always brisk because there's more demand than what's available in that neighborhood,” Farestveit says. There is a risk of wildfires in the open spaces around Montecito Park.
