Sparr Heights embodies the classic suburban atmosphere: excellent schools, tree-lined streets and a variety of community events. “It has a reputation as a true neighborhood, where neighbors know each other. It's in one of the first suburbs of the city of Los Angeles, from pre-World War II,” says Wilbur Real Estate Group partner Cheyenne Wilbur, a Realtor who has over two decades of expertise in the area. The neighborhood has a long-enduring legacy as a spot to settle down. Wilbur himself says he has lived in the area for 20 years. The neighborhood is also walkable to a lively retail district of local businesses, which adds to its popularity.

Located on the north side of Glendale, Sparr Heights is a mostly residential area, where the streets are lined with magnolia trees and single-family homes. The gently sloped roads often feature views of the Verdugo and San Gabriel mountains. Many of the yards have stylish landscaping, with cypress trees, flower beds or succulent gardens. Development began in the 1920s, so much of the architecture includes historical Craftsman bungalows. Ranch-style homes are also a common sight. Both styles range from $900,000 to $1.9 million. Larger contemporary homes and Mediterranean homes range from $1.9 million to $2.1 million. Higher prices reflect the area’s high demand. “The market is hugely quick; I can sell a home in two weeks,” Wilbur says.

Well-rated schools from Rosemont Middle to Crescenta Valley High
Strong schools are also part of the appeal. “It’s part of the high-ranking La Crescenta schools," Wilbur says. "There’s an elementary school in the neighborhood. I proudly walked my two boys to school here." On the south side of Sparr Heights, John C. Fremont Elementary School has an A-minus rating on Niche. Rosemont Middle School has an A, while Crescenta Valley High School receives an A-plus. The high school has an array of course options, including Film as Literature, Introduction to Data Science and The Role of Sports in American History.

Montrose Shopping Park has local restaurants and shops
Montrose Shopping Park is on the neighborhood's northeast corner, and other shopping borders the neighborhood on its north and east sides. “The other thing is the walkability factor — it's insane. There’s a very desirable retail area called Montrose where they have a farmers market every Sunday morning,” Wilbur says. Another grocery option is Trader Joe’s, while the local shops range from the vintage clothes store Pattye's Closet to the guitar specialist Grayson's Tune Town. The dining options are also eclectic. “They have sushi, Vietnamese, Spanish, American. Whatever you want, there’s a restaurant for you,” Wilbur says. Casa Córdoba serves authentic Spanish tapas in a rustic setting with a courtyard patio. Gio's Bakery & Cafe offers French dishes and a relaxed atmosphere, while Seasoning Alley is a casual Mediterranean spot.

Events at Montrose Shopping Park
More than a retail center, Montrose Shopping Park acts as a community gathering space and hosts festivities throughout the year. “There are all kinds of special events like the Arts and Crafts Festival, Oktoberfest, a Christmas parade and on and on,” Wilbur says. The Arts and Crafts Festival offers handmade art and live music in June. At Oktoberfest, there’s beer, German food and rides in early autumn, while the Christmas Parade features over 70 vehicles and Santa Claus in December. These annual events, some of which have lasted for decades, aim to welcome all ages. “It's a special place for young families and for people who are retired,” Wilbur says.

Next to the elementary school, Sparr Heights Community Center offers activities from woodcarving to aerobics to a summer camp for kids. Montrose Community Park, bordering the neighborhood’s east side, has a playground as well as sports facilities like basketball courts and ball fields. Just west of the community, Verdugo Mountains Open Space Preserve provides hiking and mountain biking trails with overlooks of rugged ridgelines and La Crescenta Valley. “Hiking is very accessible. Deukmejian Park is another go-to, which I think at one point in its day was a winery. There's a standing, beautiful stone-built barn, and there is still a vineyard there,” Wilbur says. This park is also a popular spot for picnics and panoramic views of the San Gabriel Mountains.

A 15-mile drive to LA and more transportation
Sparr Heights is located about 5 miles from downtown Glendale, and about 15 miles north of downtown LA via state Route 2. The area has Metro and Glendale Beeline bus stops on its east side. Hollywood Burbank Airport is about 10 miles away.
